Pre-purchase roof surveys for homes and businesses in Leigh
Our packages start with the Basic Survey from £150, while Standard starts from £250 and Premium from £400, including VAT. Standard adds moisture detection, a structural check and a follow-up consultation. Premium goes further, with thermal imaging, a drone where it applies and a same-day report. Choose the level that suits the home you’re buying. All three include a written report with photos and recommendations. We are often asked to look into gutters that overflow or drip at the joints and damp timbers or stains in the loft, on lead flashings and valleys, flat-roofed extensions and dormers and the roof space.
Older buildings in small places like Leigh may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. For a buyer or someone with a newly finished roof, it is worth knowing which applies, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.
It is not only a list of defects. It explains what we found, why it matters and what we recommend.

FAQs for Leigh
Do you carry out roof surveys in Leigh?
Yes. We survey roofs across London and the South East, and Leigh is part of that. Just call 07833 053749 or email us and let us know about the property, and we’ll talk through which survey suits.
Do you cover smaller places like Leigh?
Yes, smaller places are covered as well as towns. Our area covers London and the South East. Just mention lanes, gates or anything else about the route as you book.
Will you need to get into the loft?
Where we can, yes. From the loft space we can see staining, timbers and underlay. If access is not possible, we note it in the report.
What if it rains on the day?
It depends on the weather and the survey. In high wind or heavy rain, a drone cannot fly and access may not be safe, and we’d agree another day.
Are you insured?
Every survey is covered by professional indemnity and public liability insurance, and details are available on request.
Will you climb onto the roof?
Only where it is safe to do so. We inspect from the ground, from windows and vantage points, from the loft and from the roof itself where safe. The Premium Survey adds a drone inspection where it applies.
Is this the same as a RICS Level 2 or Level 3 survey?
No. It’s a dedicated roof survey, and you get a written report with photos. It does not cover the rest of the property, which a RICS survey does.
Honest limits
It is a careful look at the roof, not the whole story. The main limits are:
- The condition of the rest of the house (that’s a RICS home survey)
- Whether the price should change, which is between you and the seller
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you. What our survey covers.
What this survey covers
- Lead flashings and valleys
- The roof space
- Chimney stacks
- Clay and concrete tiles
- Natural slate
- Gutters and downpipes
- Flat-roofed extensions and dormers
What affects the cost of pre-purchase roof surveys
Survey packages start from £150, including VAT. The price for your roof depends on:
- Basic, Standard or Premium
- Chimneys, valleys, parapets and other details
- Whether it’s a home or a commercial building
- Extra roofs, like extensions, dormers or garages
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. The price for your roof depends on its size, access and what you want to find out.
What we need to know
When you call or email, these details help:
- The reason for the survey, like buying, a leak or storm damage
- The address and postcode of the property
- Pictures of the roof from a safe spot, if you have them
- The type of building and roof, such as pitched or flat
To get a price for pre-purchase roof surveys in Leigh, phone 07833 053749 or send us an email. Some details about the property and the roof help us price the survey accurately.
Leave it or get it looked at?
A good many buyers go ahead anyway, but with their eyes open. The report shows what needs doing first, and you can line up a roofer before small faults grow. Matching old materials, like handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.
The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, including VAT. We’ll tell you which package suits the questions you have.
Why us?
- Visits on any day of the week
- Drone and thermal imaging surveys available
- An independent view of the roof
- PI and public liability insurance

The survey, step by step
We will ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes between one and two hours at the house you’re buying, depending on its size and how much of the roof can be seen. Older roofs in small places like Leigh can have low, tight loft spaces, so tell us about the loft hatch and any ladder. We only go where it’s safe.
- Once your offer is accepted, you tell us the address and when you hope to exchange.
- We arrange access with you, the agent or the seller, including the loft.
- The visit begins outside, from ground level and any safe vantage points.
- Inside, we check the loft space and look at the roof from windows.
- The report is emailed with photos and recommendations, ready to use before exchange.
How to prepare
- Show us where any leaks or stains appear
- Have any paperwork from past roof work to hand
- Make a note of anything you’d like us to look at

What a pre-purchase roof survey looks like in Leigh
If your survey includes the drone, the flight is checked against the Drone Safety Map first. With Penshurst Place about 2 miles south-west, Leigh sits in an area with a long building history. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.
For landlords with property near Leigh (Kent) station, a written report helps before buying a rental or paying for a new roof on one. For an older house near a landmark such as St Mary's Church, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

For a walk, there’s Tudeley Woods RSPB reserve and Barden Lake.
What you can safely check yourself
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.
