Stockland Green Pre-Purchase Roof Survey
A roof survey before you buy a house or flat in Stockland Green. We have completed more than 5,000 surveys across London and the South East.
- Cracked flaunching or crumbling chimney pointing
- Slates or tiles that have slipped or gone
- Quick fixes on flashings and valleys
Pre-purchase roof surveys for homes and businesses in Stockland Green
With a written roof report, you can go back to the seller or agent with specifics. You might ask about past repairs, ask for work to be done before completion or think again about your offer. We can’t say how a seller will respond, but you’ll be negotiating from a clear picture rather than a hunch. It can also help you decide whether the purchase is still right for you. We survey gutters and downpipes, flat-roofed extensions and dormers and natural slate, and people most often book us about lead that has worked loose at a wall or chimney and roof slopes that look uneven or sagging.
Older buildings in small places like Stockland Green may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you are buying or signing off new roofing, it is worth knowing where you stand. There are about 500,000 listed buildings and around 10,000 conservation areas in England.
What you get is a clear record of the roof on the day we saw it. It’s useful right away, and a good reference for later, for example when you want to check whether anything has changed.

What affects the price in Stockland Green
Not every roof costs the same to survey, and it comes down to:
- Commercial roofs and larger buildings
- Chimneys, valleys, parapets and other details
- How many separate roofs there are, such as extensions, dormers and garages
- The height of the building and how the roof can be seen safely
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.
Booking your survey
Getting the details right at the start saves time. It is useful to include:
- What made you get in touch
- Where water is showing inside, if it is
- Where the property is, with the postcode
- Access details, such as a loft hatch or a shared roof
Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, ring 07833 053749 or use the contact form.
When you need someone else
Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:
- Whether timbers meet design loads
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- A valuation or a promise of a lower price
If you are not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer before you book. What our survey covers.
Roof types and parts we check
- Gutters and downpipes
- Natural slate
- Chimney stacks
- The roof space
- Flat-roofed extensions and dormers
- Lead flashings and valleys
- Clay and concrete tiles
Should I look at the roof myself first?
A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
How it works
Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from every safe vantage point, photograph what we find and make notes for the report. It usually takes roughly 1–2 hours on an ordinary house, though large, tall or awkward roofs take more time. Around Stockland Green, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- After your offer is agreed, you book and share your timetable.
- Access to the house and the roof space is agreed ahead of time.
- We start outside, looking at the roof from ground level and from vantage points.
- Inside, we check the loft space and look at the roof from windows.
- The report is emailed with photos and recommendations, ready to use before exchange.
Before we arrive
- If the roof is shared, arrange access with whoever manages the building
- Let us know where we can park nearby
- If it isn’t your property yet, arrange access through the agent

FAQs for Stockland Green
Do you cover Stockland Green?
Yes, Stockland Green is one of the places we work. The survey and report are the same in Stockland Green as anywhere else.
Will you come out to Stockland Green?
Yes, we do. We survey roofs across London and the South East, and smaller places are part of that. Longer journeys are simply planned beforehand.
I live in a flat. Can you survey the roof?
Yes, once access has been agreed. Roofs over flats are often shared, so we need permission from the building owner or managing agent. We can only inspect what we are given access to.
Is this the same as a RICS Level 2 or Level 3 survey?
No. We survey the roof, not the whole building, and it isn’t a RICS home survey. It works alongside a home survey.
Can you survey in bad weather?
A survey can typically go ahead in light rain. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so we’ll agree a new date if the weather isn’t suitable.
Are you insured?
Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.
Is a roof survey worth having alongside a home survey?
It’s your choice, but the two do different jobs. A home survey looks at the whole property, while ours looks only at the roof, in more detail. Ours sits alongside a RICS survey rather than replacing it.
Why get it checked now?
Small roof defects let water in slowly. By the time a stain shows, timber or plaster may already be damp. Finding the cause at the survey stage lets you deal with it as soon as you move in. Older cottages and farmhouses around Stockland Green can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 inc. VAT. We can help you choose the package that fits what you want to find out.
What you get with us
- 20+ years’ experience
- CAA-registered drone operator (Flyer ID and Operator ID)
