Signs you need new roof snagging in Milebush

Flashings at walls and chimneys often need attention. Loose or badly fitted flashings can let water in at the first heavy rain.

Typical things we are asked to look at include:

  • Tiles or slates sitting out of line
  • Cracked mortar at the ridge or hips
  • Cracked lower roofs or marked walls after the work
  • Offcuts and broken tiles left behind

The streets around a church like St Michael and All Angels Church are often among the oldest in a place, and if your home is one of the older ones nearby, the roof may have had decades of patch repairs, and the survey shows where they are.

Before you book anyone

  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • What the report includes, and whether it has photographs
  • Whether any drone flown is registered with the CAA
  • Whether the inside of the roof is included

What a roof survey includes

New roof snagging in Milebush: what you get

We report on what we see with photos and plain descriptions. If there is a disagreement about the work, it is between you and your roofer or builder. Our report gives you an independent record to refer to. The report doesn’t price repairs or settle who is responsible, but it does set out clearly what we found. If you’re worried about cracked or slipped new tiles or slates and poorly finished verges, a survey will tell you what’s going on, on replacement roofs, ridges and verges and loft conversions and dormers alike.

Being in a small place like Milebush makes no difference to the inspection itself: it just means planning the journey and access beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at when booking. Whether you’re buying or checking new work, the same care goes into it. Weekday and weekend visits are both available.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Roof by roof

Clay and concrete tiles

Tiled roofs frequently have snags at the verges and eaves. We check them closely.

Slate roofs

Good natural slate is very long-lasting, so a new slate roof should be laid well. We look for slipped, cracked or uneven slates.

Should I look at the roof myself first?

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book and it will help the survey.

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Rented homes, blocks and businesses

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Bigger roofs take more time, so they’re priced to suit.

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

What affects the cost of new roof snagging

Prices vary from roof to roof, and it comes down to:

  • Commercial roofs and larger buildings
  • How big the roof is
  • Basic, Standard or Premium
  • Height and safe access

Prices start from £150, including VAT. The final price depends on how big and how high the roof is, access and the package you choose.

Helping us price your survey

Here’s what helps us most when you get in touch:

  • Whether there’s a loft hatch, a shared roof or tricky access
  • What made you get in touch
  • Where the property is, with the postcode
  • The type of building and roof, like pitched or flat

To book a survey, call 07833 053749 or send us an email with the address and what you’d like to know about the roof. We will confirm the price before you book.

What we do, step by step

Photographs are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. Most surveys take an hour or two for most homes, depending on how much new work there is to check. Rural addresses near Milebush can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. You let us know what work was done and when.
  2. We check the coverings, ridges, hips and verges from safe vantage points.
  3. We check valleys, flashings, gutters and the underlay at the eaves.
  4. We check the loft where safe and look for debris or damage.
  5. Snags are listed in a written report with photos.

Preparing for the visit

  • For flats, check roof access has been agreed
  • If it isn’t your property yet, arrange access through the agent
  • Have any paperwork from past roof work to hand

Booking a survey

Most bookings start with a short call: phone 07833 053749 or send us an email, and we will ask about the building and what you need. The price is agreed before a date is set.

Advice

Milebush homes and their roofs

Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, before anyone quotes for re-roofing. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest.

If you own a rental within reach of Marden station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

FAQs for Milebush

Is Milebush in the area you cover?

Yes. We survey roofs across London and the South East, and Milebush is part of that. Just ring 07833 053749 or email us and tell us about the property.

Will you come out to Milebush?

Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day. Just say which days work for you.

Is this a RICS survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

Will you fly a drone over my roof?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where applicable, the Premium Survey.

Will you check every nail and clip?

No. We don’t open up the new roof, so fixings under the coverings cannot be checked. We note what couldn’t be seen.

Can you settle a dispute with my builder?

No. We report on what we see. A disagreement about the work is between you and them, and the report gives you a clear record to refer to.
