How new roof snagging works in Chislet

A new roof is a big spend, so it makes sense to check the work before you pay the final bill. We look for snags, faults and anything left unfinished on the new roof and around it. You get a report with photos to share with your roofer. We’re independent of the roofer who did the job. If you’ve noticed loose flashings at walls or chimneys and underlay at the eaves left exposed, a survey will tell you what’s going on.

Some older homes in villages like Chislet are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you’re buying or signing off new roofing, it is worth knowing where you stand, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

If any part of the new roof couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

What we are asked to look at in Chislet

A roof is hard for most owners to see properly. Without an independent check, you’re relying on what can be seen from ground level before you pay.

Things that often lead to a survey include:

  • Untidy or loose verge details
  • Vents that weren’t fitted or are covered
  • Cracked lower roofs or marked walls after the work
  • Cracked mortar at the ridge or hips

For an older house near a landmark such as Church of St Mary the Virgin, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

Before you book any roof surveyor

  • Which parts of the roof they’ll actually see
  • Their drone registration, if they fly one
  • When you will get the report
  • What exactly goes into their report

What to expect from a roof survey

Why it’s worth a survey now in Chislet

It’s easier to get snags sorted while money is still owed. Once the job is paid and the roofer has moved on, getting them back can take longer. Our report lists what to raise. Around Chislet, older homes frequently have old roof timbers, where water from a failed roof can cause rot if it’s left.

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 including VAT. We will tell you which package suits the questions you have.

How the survey changes by roof type

Ridges, hips and verges

Cracked mortar or loose ridge tiles on a new roof are worth raising. They’re recorded with photos.

Slate roofs

Broken slates left on a new roof are a common snag. They’re photographed for the report.

The survey, step by step

Safety comes first on every visit. Everything that can be seen safely is inspected, and anything we cannot see is noted in the report. Most visits take about 1–2 hours at a typical home, though large, tall or awkward roofs take more time. Around Chislet, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. We only go where it’s safe.

  1. We start with what the roofer did and when they finished.
  2. We check the coverings, ridges, hips and verges from safe vantage points.
  3. We check valleys, flashings, gutters and the underlay at the eaves.
  4. We check the loft where safe and look for debris or damage.
  5. You get a photo report of each snag.

What we can’t see

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Details hidden from sight
  • Estimates of what fixes will cost
  • Settling a dispute with your roofer or builder

If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer before you book. What a survey covers and doesn’t.

Chislet homes and their roofs

The coast is about 3 miles or less from Chislet, so there is more wind and more salt in the air than further inland. Metal fixings and flashings corrode faster in salt air, and loose ridges, slates and tiles are the first to lift in a gale, so exposed details get a close look whether you are buying or signing off new work. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.

If you let a flat or house near Herne Bay station, a roof report gives you a clear picture before you buy or settle up with a roofer.

Chislet: your questions answered

Is Chislet within the area you cover?

Yes, Chislet is covered. We work right across London and the South East, and smaller places are part of that. Longer journeys are simply planned beforehand.

Does a conservation area affect roof work in Chislet?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

How do I book a survey in Chislet?

Just call 07833 053749 or drop us an email. We will ask a few questions, confirm the price and agree a date, weekday or weekend.

Which parts of the roof does snagging cover?

Everything we can see safely, including ridges, verges, valleys, flashings, vents and gutters. We look in the loft where it is safe and check for damage left by the job.

What does a new roof inspection cost?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Just phone 07833 053749 or use the contact form for a price.

Will you go up on the roof?

Only when it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and anything out of sight is recorded in the report.

Do you carry out surveys on Saturdays and Sundays?

Surveys run on weekdays, Saturdays and Sundays. To find a day that suits you, phone 07833 053749 or email us.

Should I look at the roof myself first?

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
