- Damp on a chimney breast inside
- Signs that a stack is leaning
How a chimney survey works in Chislet
A chimney stands up above the roof, exposed to wind, rain and frost on every side. In time, flaunching cracks, mortar washes out and flashings come loose. That lets water into the brickwork, which can show up as damp on a chimney breast or in the loft space. A survey finds these problems and records them with photographs. We survey lead flashings, brick chimney stacks and shared and party-wall stacks, and people most often book us about mortar washing out of the joints and unused flues sealed without airflow.
Somewhere as small as Chislet, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on whatever is safely visible, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Tips from our surveys
Here are a few things we’d tell any owner, before and after a survey:
- Note any damp on chimney breasts and when it appears
- File photos of the stacks with your home records
- Have the flue swept and checked if you use the fire
- Remove aerials or dishes from the stack if they’re no longer needed
The report is emailed to you, ready to share with a roofer or builder. We use plain English and a photo for each defect so anyone reading it can see what we saw.
Have aerial and dish brackets on the stack checked, and moved if they’re working it loose. Less load on the stack means less strain in wind.
Local roofs in Chislet
Chislet lies within about 3 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, and driving rain gets into whatever gap is left. If your home is older, it’s worth knowing whether it is listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.
Landlords with a home close to Herne Bay station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you look after a building such as Chislet Church of England Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
Chislet is about 3 miles south-east of Herne Bay, in Kent. We visit Chislet as part of our work across Kent, for houses, flats and commercial buildings. We cover towns and villages across Kent, large and small. There is also a page for Canterbury.
We cover every part of CT3 for chimney surveys and the streets around it. Close by, we survey roofs in Hollow Street (1 mile south-west), Chitty (1 mile east), Boyden Gate (1 mile north), Old Tree (1 mile west) and Hoath (1 mile west). Larger places within reach include Canterbury (6 miles south-west), Margate (9 miles east), Dover (14 miles south), Ramsgate (10 miles east), Broadstairs (10 miles east) and Whitstable (7 miles west).

Common questions in Chislet
Do you survey roofs for landlords with property near Herne Bay station?
Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.
Is my home in Chislet listed or in a conservation area?
We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
My chimney looks like it is leaning. What should I do?
Do not ignore it. Stacks can lean when mortar on one side breaks down. The survey records what we can see, and a structural engineer can confirm whether it’s stable.
What insurance do you have?
Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.
How many surveys have you done?
We have more than 20 years’ experience and have carried out more than 5,000 surveys.
What’s the best way to book?
Just call 07833 053749 or use the contact form. We will ask a few questions, confirm the price and agree a date.
Should a redundant chimney be removed?
An unused stack still needs to stay weathertight and ventilated. If it’s capped without ventilation, damp can build up inside. Our survey records its condition and how it’s capped, so you can decide with a builder what to do.
Surveys for landlords and agents in Chislet
Landlords, agents and building managers in Chislet and across Kent can book any of our surveys. To discuss a property or a block, call 07833 053749 or use the contact form.
We also survey roofs for businesses and commercial landlords. Bigger roofs take more time, so they’re priced to suit.
What happens if roof problems are left?
Loose pots and bricks on a stack are a safety concern. Finding them early means they can be dealt with before they come down by a suitable contractor. For an older or listed building in a place like Chislet, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.
Every price we give includes VAT, and the report isn’t charged as an extra. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What you can safely check yourself
What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where it applies.
You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
How the survey works
We do not take risks to get a closer look. Everything that can safely be seen is inspected, and anything we cannot see is noted in the report. Most visits take roughly 1–2 hours for most houses, and longer for a large or complex roof. In a small place like Chislet, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

Advice
Also near Chislet
Also in Chislet
Do you need a chimney survey in Chislet?
Years of fires can affect the mortar inside a stack. Mortar can deteriorate unevenly from flue gases and moisture, which is one reason stacks start to lean.
Common reasons to book include:
- Spalled or crumbling bricks
- Pots or cowls that look unsafe
- Disused chimneys trapping moisture
- Worn or missing pointing
Homes near green spaces such as Grove Ferry Picnic Area can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching.
