Electronic leak detection in Chislet

Electronic leak detection in Chislet

A leak in a flat roof frequently shows up a long way from where the water gets in. That makes leaks hard to trace by eye. Electronic leak detection tests the membrane itself, to find where it has been breached. It’s testing only, and the repair is for your roofer. On suitable roofs, it replaces guesswork with a located breach. The results then follow in a written report with photos. We are often asked to look into gaps at membrane joints and leaks showing away from the breach, on flat roof membranes, roof terraces and balconies and commercial flat roofs.

In a small place like Chislet, a flat roof can stand in the open, so edges, upstands and laps take a beating. Older felt roofs, often around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

Findings are set out part by part, from the coverings down to the gutters. You’ll see the good as well as the bad.

What happens on the day

Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, take photos as we go and record our findings for the written report. It usually takes longer on a large roof than a small one, and the build-up of the roof makes a difference too. Cottages and farmhouses around Chislet often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen.

  1. We start with what you know about the roof and the leak.
  2. The roof is assessed for suitability first.
  3. We choose a low-voltage or high-voltage method to match the roof.
  4. We test the roof and locate any breaches.
  5. A report with photos shows where each breach is.

Common roof problems in Chislet

Seams are a common weak point in flat roof waterproofing. Small openings at laps can leak long before anyone notices.

Problems we come across often include:

  • Breaches hidden under paving or planting
  • Damage from equipment installers
  • Breaches around outlets and penetrations
  • New membranes needing a check before handover

For an older house near a landmark such as Church of St Mary the Virgin, the flat roofs on later extensions tend to wear out long before the main roof.

Before booking any roof surveyor

  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Whether the roof space is looked at, where there is one
  • Whether they hold professional indemnity and public liability insurance
  • What the survey will not cover

What to expect from a roof survey

What electronic leak detection looks like in Chislet

Chislet is within about 3 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

Anyone responsible for a site like Chislet Church of England Primary School will know that ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. If you own a rental within reach of Herne Bay station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Chislet is about 3 miles south-east of Herne Bay, in Kent. Chislet gets the same service as everywhere else we work: a close look at everything that’s safely in view, photos and a clear written report. Chislet is one of the towns and villages in Kent where we work for electronic leak detection. We also survey roofs in Canterbury.

Every address in CT3 is covered for electronic leak detection, from the main roads to the quietest streets. Close by, we survey roofs in Hollow Street (1 mile south-west), Chitty (1 mile east), Boyden Gate (1 mile north), Old Tree (1 mile west) and Hoath (1 mile west). Further out, we also cover Canterbury (6 miles south-west), Margate (9 miles east), Dover (14 miles south), Ramsgate (10 miles east), Broadstairs (10 miles east) and Whitstable (7 miles west).

Different roofs, different checks

Single-ply membranes

Single-ply membranes are common on commercial and newer roofs. Seams and penetrations are typical breach points.

Liquid-applied waterproofing

Liquid waterproofing has no laps but holes and thin areas can occur. Whether ELD works depends on the coating and build-up.

When you need someone else

It’s useful to know what a survey won’t do before you book:

  • Leaks from plumbing or windows
  • Carrying out the repair work
  • How wet the insulation is

If in doubt, ring 07833 053749 or drop us an email and we will recommend the right survey. The full list of what we check.

Can I check my roof myself?

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

FAQs for Chislet

Do you cover smaller places like Chislet?

We do. A small place gets exactly the same survey as a big one.

Is my home in Chislet listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

How experienced are you?

Over 20 years and more than 5,000 surveys.

Do you use drones?

Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

Do you take photos of the roof?

Yes. Photos are part of every report, so you can see exactly what each finding refers to.

Does ELD include fixing the breach?

No, our part is finding the breaches. The report gives your roofer the locations.

Will you go up on the roof?

Only when it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and the report notes anything we couldn’t see.

How we price electronic leak detection

When we price a survey, we consider:

  • Commercial roofs and larger buildings
  • The size of the roof
  • Any need for thermal images or a drone flight
  • How tall the building is and how easy the roof is to see

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Electronic leak detection is quoted for your roof, because the method depends on the roof.

Getting in touch

There’s no need for technical words. It is enough to tell us:

  • The kind of building and roof involved
  • Where any leaks, stains or damp patches show inside
  • Pictures from the garden or a window, if you have them
  • Your timetable, such as an exchange date

Every survey is priced before it is booked, so you know where you stand. We quote electronic leak detection for each roof, as the method and time depend on the roof. For a price for your roof, ring 07833 053749 or email us.
