Common questions in Chislet

Can a landlord with a rental near Herne Bay station book a roof survey?

Yes, landlords and letting agents book with us as well as owners. Just ring 07833 053749 or use the contact form and let us know about the building, including who will give access on the day.

Is the coastal weather around Chislet hard on roofs?

Generally, yes: wind and salt air take more of a toll near the sea. Ridges, verges, flashings and fixings are where it normally shows.

What does a roof survey cost?

Our price is from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT.

What’s covered in a roof inspection?

All the main parts of the roof: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Higher packages add moisture detection, structural checks, thermal imaging and a drone where it applies.

How soon is the report ready?

It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. We send it by email.

Will you check the loft?

If it is needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

What insurance do you have?

We are covered by professional indemnity and public liability insurance.

Roof surveys for homes and businesses in Chislet

Everything we check, we check safely: from ground level, from windows, from the roof space and from the roof where conditions allow. Premium adds thermal imaging, plus a drone inspection where it applies, which helps with tall or steep roofs. You don’t need to do anything except give us access. Everything we see is photographed for the report. We survey clay and concrete tiles, chimney stacks and natural slate, and common reasons people get in touch are blocked, sagging or leaking gutters and lifted, split or missing lead flashings.

In a village or hamlet like Chislet, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s normally the chimneys and lead flashings that need work first.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

What we are asked to look at in Chislet

Every roof takes years of rain, wind, sun and frost. Wind lifts loose slates, tiles and ridge pieces, while rain gets into every gap. Small faults that start this way grow over time.

People typically book a survey when they’ve noticed one of these:

  • Valley linings that have cracked or split
  • Flashings that have come away from the wall
  • Crumbling chimney pointing or cracked flaunching
  • Standing water on a flat roof

For landlords with property near Herne Bay station, a dated record of the roof is useful when planning maintenance across a let.

What to check before booking

  • Whether you can ask questions once you have the report
  • How long they’ve been surveying roofs
  • How soon the report will arrive
  • Do they have a CAA Flyer ID and Operator ID for drone work?

What a roof survey includes

Useful tips for Chislet property owners

Small things make a difference. Some pointers:

  • Find records of any re-roofing or repairs
  • Include dormers, porches and garages when you book
  • Watch for slipped slates after bad weather
  • Do not climb onto the roof yourself

The recommendations are prioritised by urgency where relevant. Some faults need dealing with soon, while others can wait for planned work. That helps you decide what to do first.

Keep the roof space ventilated. Condensation builds up when air cannot move, which can dampen timbers and insulation over time. Make sure insulation doesn’t block the airflow at the eaves.

What this survey can’t tell you

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • A promise that the roof won’t leak in future
  • A structural engineer’s report
  • Walls, floors and services below the roof

If you’re not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer before you book. What a survey covers and doesn’t.

Roof types and parts we check

  • Natural slate
  • The roof space

Rented homes, blocks and businesses

If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, ring 07833 053749 or drop us an email.

Businesses and commercial landlords can book us too, including offices, shops and units. Larger roofs take longer, and they’re priced for the size.

The survey, step by step

Safety comes first on every visit. Everything that can be seen safely is inspected, and if part of the roof cannot be seen, the report says so. The survey normally takes about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. In a small place like Chislet, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. You get in touch with the address and anything you’ve noticed.
  2. A visit is booked for a weekday or a weekend.
  3. We inspect from ground level, from windows, from the roof space and from the roof where safe.
  4. Every part of the roof is checked and photographed.
  5. You receive a written report with photos and recommendations.

Before we arrive

  • Have any questions written down, so nothing gets missed
  • Clear the way to the loft hatch
  • Tell us about any leaks, stains or damp patches you know of

Getting a price

A quick phone call is usually the easiest start: call 07833 053749 or use the contact form and we will ask a few questions about the roof. You will have a price before anything is arranged.

Local roofs in Chislet

Chislet is within about 3 miles of the coast, and wind near the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone can’t fly safely in high wind or heavy rain. If your home is older, it is worth knowing whether it is listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

Take an older house close to Church of St Mary the Virgin: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Homes near green spaces like Grove Ferry Picnic Area can get more leaves in their gutters in autumn.

What happens if roof problems are left?

Leaving it means relying on what you can see from the ground. That can lead to the wrong work being done, or miss the fault that matters. A survey tells you what actually needs attention. In a small place like Chislet, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Prices start from £150, including VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. You’ll know the price for your survey before booking.
