Gutter surveys for homes and businesses in Chislet

We carry out gutter surveys in Chislet as part of our cover across London and the South East. On the day, we inspect everything that’s safely in view, from ground level, from windows and from the loft space. A visit usually takes about 1–2 hours at a house, depending on how many gutter runs and downpipes there are. Afterwards, you get a written report with photos and recommendations. We’re often asked to look into joints that drip after rain and sagging gutters and loose brackets, on fascias and soffits, downpipes and parapet and box gutters.

Older buildings in small places like Chislet may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials like clay tiles, slate and stone are frequently matched when work is done.

The report works through the roof section by section, from the coverings down to the gutters. You’ll see the good as well as the bad.

What happens if roof problems are left?

Small gutter faults rarely fix themselves. Every downpour adds to the damage on the walls, the fascias and sometimes the rooms inside. Getting it surveyed now shows what needs attention first. For older village homes like those around Chislet, the right replacement materials are not always easy to find quickly. That’s one more reason to find defects before they become urgent.

Every price we give includes VAT. Gutter survey starts from £150, including VAT. You will know the price for the job before you book.

Before and after the survey

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Don’t climb a ladder to look in the gutters
  • Look for green streaks or damp patches on walls
  • Have overhanging branches cut back
  • Include valley, parapet and box gutters when clearing

The report comes with photos and clear written recommendations. You can pass it to whoever you choose to do the work so they know what needs doing.

Get small faults like a dripping joint or loose downpipe sorted quickly. Left alone, they usually grow and spilled water harms brickwork and woodwork.

Chislet homes and their roofs

Chislet lies within about 3 miles of the sea, and places near the sea get more salt in the air and more wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Knowing the covering helps explain which parts of a roof are likely to need work first.

Living close to Grove Ferry Picnic Area is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall. If yours is one of the older homes in the streets near Church of St Mary the Virgin, its chimney, valleys and lead work are likely to be the parts that need attention first. For landlords with property near Herne Bay station, the gap between tenancies is a good time to have the roof looked at.

Chislet is about 3 miles south-east of Herne Bay, in Kent. Roofs in Chislet get the same thorough look as anywhere else in Kent. Our area takes in places right across Kent, large and small. We also survey roofs in Canterbury.

All of CT3 is within our area for gutter surveys. Close by, we survey roofs in Hollow Street (1 mile south-west), Chitty (1 mile east), Boyden Gate (1 mile north), Old Tree (1 mile west) and Hoath (1 mile west). Further out, we also cover Canterbury (6 miles south-west), Margate (9 miles east), Dover (14 miles south), Ramsgate (10 miles east), Broadstairs (10 miles east) and Whitstable (7 miles west).

What a survey costs

When we price a survey, we consider:

  • How tall the building is and how easy the roof is to see
  • Chimneys, valleys, parapets and other details
  • The use of thermal imaging or a drone
  • Roof area

Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included, and we can help you choose.

Getting in touch

Here’s what helps us most when you get in touch:

  • Anything about access we should know
  • Dates you are working to, like exchange
  • Why you want a survey: buying, a leak, a storm or new work
  • The property’s address and postcode

We survey roofs on weekdays and at weekends. To arrange a day that suits you, phone 07833 053749 or use the contact form with the address and the days you’d prefer.

What happens on the day

We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. A typical visit takes an hour or two for most houses, and about three to four hours for a commercial roof. For a village or hamlet like Chislet, the journey is planned ahead of time: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. You tell us where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from the ground.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. Where it’s safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.

Getting ready for the survey

  • Buyers: confirm access with the estate agent or seller
  • Make a note of anything you’d like us to look at
  • Find any records of previous roof work

Chislet questions

Do you cover smaller places like Chislet?

Yes. Chislet is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when booking.

Is the coastal weather around Chislet hard on roofs?

Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Do you take photos of the roof?

Yes. The report includes photos of what we found, so you can see exactly what each finding refers to.

Are you insured?

Every survey is covered by professional indemnity and public liability insurance.

Will the survey check for asbestos?

No. We don’t carry out asbestos testing. Where gutters, downpipes or soffits could be asbestos cement, we flag them so a specialist asbestos surveyor can check before any work.

Does someone need to be in?

Someone needs to let us in if we are looking inside or in the loft. We will talk about access as you book.

Are hidden gutters like valleys and box gutters included?

Yes, where it’s safe to see them. We look from vantage points, the roof space and the roof itself where safe, and by drone where it is applicable.

For landlords and managing agents

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.

Letting agents and landlords in Chislet book surveys as well as householders. A photo-illustrated written report gives you a clear record of the gutter, useful for planning maintenance.

Roof by roof

Fascias and soffits

Overflowing water stains soffits and rots timber. They’re looked at as part of the survey.

Box and secret gutters

A secret gutter is tucked under the slates or tiles at an abutment or valley and is easy to overlook. We check what’s visible and note what isn’t.
