Gutter surveys in Old Tree

Gutter surveys for homes and businesses in Old Tree

We carry out gutter surveys in Old Tree as part of our cover across London and the South East. On the day, we inspect whatever is safely visible, from the ground, from windows and from the loft space. Time on site usually takes roughly 1–2 hours at most homes; commercial roofs usually need 3–4 hours. The written report follows, with photographs and recommendations. We survey valley gutters, fascias and soffits and parapet and box gutters, and the problems we’re asked to look at most are rotten fascias or stained soffits and leaks at the gutter joints.

In a small place like Old Tree, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What a gutter survey looks like in Old Tree

The coast is about 3 miles or less from Old Tree, and places near the sea get more salt in the air and more wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, while driving rain finds any gap. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

For an older house near a landmark such as Church of the Holy Cross, its chimney, valleys and lead work are likely to be the parts that need attention first. Anyone responsible for a site like Hoath Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Trees in and around Curtis Wood shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls.

How the survey changes by roof type

Fascias and soffits

Fascias carry the gutters, so a rotten fascia can let the gutter drop. We note soft, stained or damaged boards we can see.

Cast iron gutters

Cast iron gutters and downpipes are found on many older buildings. They last well when painted but corrode once the paint wears off.

Checking the roof from the ground

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Landlords, agents and block managers in Old Tree

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait.

Landlords and letting agents in Old Tree book surveys as well as householders. A photo-illustrated written report gives you a clear record of the gutter.

Honest limits

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Confirming asbestos in older rainwater goods
  • Hidden sections we can’t view safely
  • Blockages deep inside downpipes

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you before you book. What a survey covers and does not.

What this survey covers

  • Downpipes
  • Eaves gutters
  • Valley gutters
  • Outlets and hoppers
  • Fascias and soffits
  • Parapet and box gutters

Practical tips

There’s plenty you can do without going near the roof. Here’s what helps most:

  • Keep climbers away from the eaves
  • Check from ground level or a window, not a ladder
  • Look for green streaks or damp patches on walls
  • Book gutter clearing once a year, more frequently near trees

If we think the problem lies underground, we will say so, so you can arrange a drain survey. We also note anything else we spot on the roof while we are there.

Have overhanging branches and climbing plants cut back from the roof by someone who can do it safely. Fewer leaves in the gutters means fewer blockages.

How it works

We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. Around Old Tree, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. First, we agree the areas to focus on.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

Getting ready for the survey

  • Dig out any old roof reports or invoices
  • Jot down any questions you want answered
  • Leave a clear route to the loft

Every survey is priced before it is booked, so you know where you stand. Gutter survey starts from £150, including VAT. For a price for your roof, phone 07833 053749 or use the contact form.

Advice

FAQs for Old Tree

Does being near the coast affect roofs in Old Tree?

Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Do you cover smaller places like Old Tree?

Yes, we do. We work right across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

What happens after the survey?

The report arrives by email, with photographs and clear recommendations. With Standard there is a follow-up consultation; with Premium, an in-person consultation.

Do you test soffits or gutters for asbestos?

No. We do not test for asbestos. Where gutters, downpipes or soffits could be asbestos cement, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Are hidden gutters like valleys and box gutters included?

Yes, as far as they can be seen safely. We look from vantage points, the roof space and the roof itself where safe, and by drone where it’s applicable.

Do you survey at weekends?

Yes, weekend visits are possible as well as weekdays. To book, ring 07833 053749 or drop us an email.

What’s the price of a gutter survey?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all inc. VAT. For a price for your building, phone 07833 053749 or send us an email.
