How a gutter survey works in Knave's Ash

Some gutters are easy to see from the street, but many are not. Valley, parapet, box and secret gutters can send water indoors when they overflow. We inspect them as far as it is safe to see them using vantage points, the roof space and the roof itself where safe. Many leaks indoors start at a hidden gutter. We survey valley gutters, outlets and hoppers and eaves gutters, and people most often book us about fascia boards damaged by overflowing water and cracked or loose downpipes.

In a small place like Knave's Ash, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend.

What we can’t see

Every survey has limits, and it is better to know them up front. Bear these in mind:

  • The inside of buried drains
  • Damage hidden inside walls or behind boards
  • The inside of a downpipe along its whole length

Questions from Knave's Ash

Is the coastal weather around Knave's Ash hard on roofs?

It can do. Knave's Ash is within about 3 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Do you cover smaller places like Knave's Ash?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route as you book.

How long does a gutter survey take?

For a house, expect about 1–2 hours on site, with commercial buildings nearer 3–4 hours.

Are you insured?

We hold professional indemnity and public liability insurance, for every survey we carry out.

Could my damp wall be caused by the gutters?

The survey looks at whether rainwater is spilling onto the wall from overflows, leaking joints or loose downpipes. We cannot see inside the wall itself, so the report covers what can be seen.

Is it a structural engineer’s report?

No. We note visible signs like sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

Will the survey check for asbestos?

No, that’s a job for a specialist asbestos surveyor. We point out materials on older buildings that could contain asbestos so it can be checked before work starts.

What affects the cost of gutter surveys

Not every roof costs the same to survey, for these reasons:

  • The type of building, from a house to a block or an office
  • The use of thermal imaging or a drone
  • Building height and the viewpoints available
  • How many separate roofs there are, such as extensions, dormers and garages

All our prices include VAT. Prices start from £150, including VAT. You’ll know the price for the job before booking.

Helping us price your survey

Before you get in touch, it’s useful to have:

  • The reason for the survey, such as buying, a leak or storm damage
  • Any photos you have, taken from ground level or a window
  • Anything about access we should know
  • The property’s address and postcode

We confirm the price for the job before you book, so you know where you stand. Gutter survey starts from £150, including VAT. For a price for your roof, call 07833 053749 or drop us an email.

The survey, step by step

Photos are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. A typical visit takes roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. Somewhere as small as Knave's Ash, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. We check hidden gutters as far as safe access allows.
  4. The loft space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

How to prepare

Why act early in Knave's Ash

It’s easy to put damp down to the wrong cause. If a leaking gutter or downpipe is the source, other work on the wall will not stop it. Checking the gutters first helps you spend in the right place. Older and listed buildings around Knave's Ash may need consent and matching materials for repairs, so leaving a defect until it is urgent leaves less time to plan.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.

Before and after the survey

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Leave gutter checks at height to someone equipped for it
  • Get the gutters cleaned out every year
  • Check for spilling water in a downpour
  • Ask for valleys and parapet gutters to be cleared too

Landlords and managing agents can keep the report with the building’s records and use it to plan upkeep. Photos make it easier to explain the work to owners, tenants or contractors.

Look at the gutters from indoors or the ground when it pours. Water spilling over the edge or out of a joint is a sign that something needs attention before damage builds up.

Should I look at the roof myself first?

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Local roofs in Knave's Ash

Knave's Ash is within about 3 miles of the coast, so there is more wind and more salt in the air than further inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.

Anyone responsible for a site like Hoath Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time. Landlords with a home close to Herne Bay station may find that a dated record of the roof is useful when planning maintenance across a let. Trees in and around Curtis Wood shed leaves that can end up in nearby gutters.
