Gutter survey in Maypole: what you get

Damp patches on inside walls, stains below a valley or water running down the brickwork often trace back to the gutters. Our gutter survey helps show whether the rainwater system is the cause, from what can be seen safely. Where the cause looks more like the roof covering or a flashing, the report says so, with a suggested next step. We’re often asked to look into water backing up from a hidden gutter and water spilling over the gutter edge, across eaves gutters, parapet and box gutters and downpipes.

Somewhere as small as Maypole, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on whatever is safely visible, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

We keep jargon out of it: where something needs attention, it says so plainly.

Can I check my roof myself?

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

What you cannot do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.

Questions from Maypole

Is Maypole within the area you cover?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

I let a flat near Herne Bay station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just ring 07833 053749 or drop us an email with the details, and we’ll talk through which survey suits.

Does someone need to be in?

That depends on the survey. Inside the building and in the loft, we need someone to let us in; we will agree the details as you book.

What’s the best way to book?

To arrange a survey, call 07833 053749 or email us with the address, the type of property and what’s prompted the survey. We’ll confirm the price and agree a day with you.

Can the survey be at a weekend?

Yes, we carry out surveys on Saturdays and Sundays as well as weekdays. To book, ring 07833 053749 or drop us an email.

How much time does the visit need?

Most visits to a house take about 1–2 hours, and longer for larger or complex roofs.

I live in a flat. Can you survey the roof?

Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.

What happens if roof problems are left?

When a valley or parapet gutter blocks, the water has nowhere safe to go. It can back up into the roof space and the rooms below, often in the heaviest rain. Having them checked before autumn and winter makes sense. Older and listed buildings around Maypole may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.

Local roofs in Maypole

Maypole is within about 3 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, while driving rain finds any gap. Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Whichever you have, the details that tend to fail before the covering itself get the closest look.

The streets around a church like Church of the Holy Cross are often among the oldest in a place, and if yours is one of the older homes nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you look after a building like Hoath Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. Landlords with a home close to Herne Bay station may find that a roof report helps you deal with small faults before they turn into a call from a tenant.

Before and after the survey

Over many surveys, some simple habits stand out as worth the effort:

  • Include valley, parapet and box gutters when clearing
  • Get the gutters cleaned out every year
  • Note any damp stains below the gutters
  • Look out for overflows when it pours

The report comes with photos and recommendations, prioritised by urgency where relevant. You can pass it to whoever you choose to do the work so they know what needs doing.

Hidden gutters need clearing too. They collect leaves and silt just like eaves gutters but they’re much harder to spot, so ask for them to be included when gutters are cleared.

The survey, step by step

We will ask a few questions first, like when any problem began and what work has been done before. Then the inspection itself takes an hour or two at a typical home, and longer for a large or complex roof. Around Maypole, older homes can have small or awkward roof spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. The eaves gutters, downpipes and fascias are looked at from the ground and vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can safely be seen.
  4. The roof space is checked for water marks if it is safe to get into.
  5. The findings are written up with photographs and recommendations.

Hidden gutters are a common source of leaks inside. We look at the outlets, linings and overflows where safe.

On plastic systems, slipped joints are one of the most common faults. The report notes every one we spot.

How we price gutter surveys

Every roof is different, so prices are confirmed before you book. This is what makes a difference:

  • Features like valleys, chimneys, dormers and parapets
  • Roof area
  • The package you choose: Basic, Standard or Premium
  • The type of building, from a house to a block or an office

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £150, including VAT.
