How a flat roof survey works in Maypole

A flat roof leak frequently travels before it shows on the ceiling. It can run along the deck from a split, an open lap or a failed upstand some distance away. That’s why we check every detail across the roof, not only the area above the stain, with photos of anything that could be letting water in. A roofer can then start from a clear picture of the problem. If you’re worried about gaps at upstands and abutments and signs of deflection in the roof deck, a survey will tell you what’s going on, on EPDM rubber, GRP fibreglass and mastic asphalt alike.

Flat roofs on exposed homes in small places like Maypole take more wind and rain, so edges, upstands and laps take a beating. Older felt roofs, often around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend.

What affects the price in Maypole

Our packages start from £150, with VAT included. The price for your roof depends on:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • If the survey needs thermal imaging or a drone
  • Extra roofs, like extensions, dormers or garages
  • How tall the building is and how easy the roof is to see

Prices start from £150, including VAT. The final price depends on the size and height of the roof, how it can be seen safely and the package you choose.

Helping us price your survey

Getting the details right at the start saves time. It’s useful to include:

  • Where water is showing inside, if it is
  • What’s prompted the survey
  • Pictures of the roof from a safe spot, if you have them
  • When you need the report by

Most bookings start with a short call: ring 07833 053749 or use the contact form. The price is agreed before a date is set.

What happens on the day

We will ask a few questions first, such as when any problem began and what work has been done before. Then the inspection itself takes roughly 1–2 hours at a typical home; commercial roofs usually need 3–4 hours. For a village or hamlet like Maypole, the journey is planned in advance: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. We look at the roof from ground level, windows and the roof where it’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. A written report with photos and recommendations is emailed to you.

Before the survey

  • If the roof is shared, arrange access with whoever manages the building
  • Have any questions written down, so nothing gets missed
  • Leave side gates unlocked

Once you know what you need, call 07833 053749 or email us. From there it is a case of choosing a package, agreeing the price and fixing a day.

What we cannot see

We only report everything that’s safely in view on the day, so there are some things a survey cannot cover:

  • An exact number of years the roof has left
  • Asbestos testing, which needs a specialist asbestos surveyor
  • Structural calculations, which need a structural engineer

If in doubt, phone 07833 053749 or drop us an email and we will point you to the right survey. What our survey covers.

Can I check my roof myself?

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

What a flat roof survey looks like in Maypole

Maypole lies within about 3 miles of the sea, so there is more wind and more salt in the air than further inland. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

For landlords with property near Herne Bay station, the flat roof over a let home is worth a look before it becomes a tenant complaint. If you live in an older home near Church of the Holy Cross, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

Maypole is about 2 miles south-east of Herne Bay, in Kent. Whether the building in Maypole is a house, a flat or a commercial unit, we can survey the roof on a weekday or at the weekend. We cover towns and villages across Kent, large and small.

Other landmarks nearby include St Martins Hospital (4.9 miles south-west). For a walk, there’s West Blean and Thornden Woods.

Do you need a flat roof survey in Maypole?

Buyers often book after their home survey suggests a closer look at a flat roof. Building owners and managing agents book to plan maintenance, or before a sale or a new lease. Either way, you get a clear record of the roof, with photographs.

Here are some of the things we see often:

  • Blocked or damaged outlets
  • Pools of water lying on the roof
  • Gaps at upstands and abutments
  • Failed seals around rooflight kerbs

For site and facilities teams at buildings like Hoath Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

Before you book anyone

  • Will they check the loft as well as the outside?
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Which parts of the roof they’ll actually see
  • Whether you can ask questions once you have the report

What to expect from a roof survey

Different roofs, different checks

GRP fibreglass

GRP roofs are laid as a resin and glass-fibre layer over boards. The survey checks for cracking at board joints, at the edge trims and where the roof meets walls.

Mastic asphalt

With age, asphalt can harden and crack with movement. The report shows where it’s cracking and how far it seems to extend.
