Useful tips for Maypole property owners

Some practical points come up on survey after survey. They apply to most roofs:

  • Ask when the roof was last worked on
  • Request records of any re-roofing
  • Ask the agent to make sure the loft hatch can be opened
  • Pass the findings to your conveyancer

If you want quotes for the work, roofers can work from the report. They’ll see exactly what we found, and where, so each quote covers the same ground.

Every so frequently, check the loft with a torch, keeping to boarded areas. Damp patches, daylight through the roof or water stains on timbers are worth noting. Take photos so you can show whoever looks at it.

Pre-purchase roof surveys for homes and businesses in Maypole

Buyers in Maypole and right across London and the South East use our pre-purchase roof survey. From terraced and semi-detached homes to detached houses and flats, the roof gets the same careful look. The report says what’s in good order, what is not and what to deal with first. We hold professional indemnity and public liability insurance, and have 20+ years’ experience. To arrange a survey, call 07833 053749 or send us an email. Common reasons to book are cracked flaunching or crumbling chimney pointing and gutters that overflow or drip at the joints, across lead flashings and valleys, natural slate and clay and concrete tiles.

Older buildings in small places like Maypole may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it is worth knowing which applies. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

Nothing in the report is left vague: where something needs attention, it says so plainly, along with how urgent it is.

How it works

Before we start, tell us why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. The visit usually takes roughly 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. Older rural homes like those around Maypole can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. Once your offer is accepted, you tell us the address and when you hope to exchange.
  2. Access to the house and the roof space is agreed ahead of time.
  3. We start outside, looking at the roof from ground level and from vantage points.
  4. Inside, we check the roof space and look at the roof from windows.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Getting ready for the survey

  • Jot down any questions you want answered
  • Agree roof access with the managing agent if it’s shared
  • Have keys ready for side gates, garages or roof access doors

Honest limits

To be straight with you, a roof survey has limits:

  • A structural engineer’s report
  • What’s under the slates, tiles or felt
  • How a seller will respond, or what the house is worth

If in doubt, phone 07833 053749 or email us and we will recommend the right survey. What our survey covers.

What this survey covers

  • Lead flashings and valleys
  • The roof space
  • Flat-roofed extensions and dormers
  • Chimney stacks
  • Clay and concrete tiles
  • Gutters and downpipes
  • Natural slate

Should I look at the roof myself first?

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Pre-purchase roof surveys around Maypole

Maypole is within about 3 miles of the coast, where wind off the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone can’t fly safely in strong wind or heavy rain. Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.

Take an older house close to Church of the Holy Cross: ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges. For landlords with property near Herne Bay station, a written report helps before buying a rental or paying for a new roof on one.

Maypole is about 2 miles south-east of Herne Bay, in Kent. We provide pre-purchase roof surveys for homes and businesses in Maypole and the surrounding area. Our area takes in places right across Kent.

Questions from Maypole

Does a conservation area affect roof work in Maypole?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Will you come out to Maypole?

Yes. Maypole is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Does someone need to be in?

Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Which days do you carry out surveys?

Surveys run on weekdays and at weekends. To arrange a date, call 07833 053749 or drop us an email.

How long does the survey visit take?

Allow between one and two hours at most homes, while a commercial roof takes nearer three to four hours. We will give you an idea of timing when you book.

Is this an asbestos survey?

No. We don’t sample or test for asbestos. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

How do I book a survey in Maypole?

To book, phone 07833 053749 or email us and let us know the address and what you need to know. We’ll confirm the price and find a day that suits.

What we look for on each type of roof

Natural slate

Many older homes in London and South East England have slate roofs. We check for slipped, cracked and missing slates, plus the metal clips that show earlier patching.

Chimney stacks

Leaning stacks, loose pots and eroded mortar are common findings. We photograph them so you can raise them before exchange.

Landlord and commercial surveys in Maypole

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time, so they’re priced to suit.

If the property is let, the agent or a tenant can let us in, at a time agreed ahead of time. We survey on weekdays, Saturdays and Sundays, which can make access easier.
