Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on, photos included.

Pre-purchase roof survey in Hollow Street

The roof is one of the most expensive parts of a home to repair, and one of the hardest for a buyer to see. A pre-purchase roof survey looks at it closely before you’re tied in. We look at the slates or tiles, the ridges and valleys, the flashings, the chimneys and the gutters, and the loft space where it’s safe to get in. You get a report with photos. We survey gutters and downpipes, lead flashings and valleys and chimney stacks, and the problems we are asked to look at most are standing water on a flat extension roof and chimney mortar that has eroded.

Somewhere as small as Hollow Street, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you’re buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.

Findings are set out part by part, from the main slopes down to the gutters and outlets, each with a short note and a photograph. It records what’s sound as well as what is not.

When to book a survey in Hollow Street

Patch repairs are common on roofs of every age. Bitumen over flashings, mortar fillets in place of lead and odd replacement tiles can point to a problem that keeps coming back. We note what we see so you can ask about it.

Here are some of the things we see often:

  • Signs of past leaks inside the loft
  • Standing water on a flat extension roof
  • Lead that has worked loose at a wall or chimney
  • Loose pots and cracked flaunching

If your home is one of the older ones in the streets near Church of St Mary the Virgin, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

What a good roof survey covers

Your questions about pre-purchase roof surveys in Hollow Street

Do you cover smaller places like Hollow Street?

Yes, Hollow Street is covered. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it’s useful to know about access.

Is my home in Hollow Street listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

How many surveys have you done?

Over 5,000 surveys so far, over more than 20 years, with 98% customer satisfaction.

Can you survey in bad weather?

Light rain is usually fine; heavy rain and wind are different. Strong wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.

How long will you be at the property?

On site, it usually takes about one to two hours at a typical home, though large, tall or awkward roofs take more time. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.

Is this the same as a RICS Level 2 or Level 3 survey?

No. We survey the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. It works alongside a home survey.

Can you inspect my roof with a drone?

Where it’s applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.

Roof by roof

Lead flashings and valleys

Lead flashings seal the joints where a roof meets a wall or chimney. We check whether they’ve lifted, split or been replaced with mortar or bitumen.

Flat roofs

Many homes have a flat roof somewhere, frequently over an extension. Felt frequently lasts around 15 to 20 years, EPDM rubber 30 to 50 and GRP up to about 30. We look for signs of age and failure.

Prices for pre-purchase roof surveys in Hollow Street

Every roof is different, so prices are confirmed before booking. This is what makes a difference:

  • How many separate roofs there are, such as extensions, dormers and garages
  • The size of the roof
  • The use of thermal imaging or a drone
  • Whether you choose the Basic, Standard or Premium Survey

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. Size, height and access can affect the price too.

Booking your survey

These details help when you get in touch:

  • The reason for the survey, such as buying, a leak or storm damage
  • Where the property is, with the postcode
  • When you need the report by
  • Photos of the roof, taken safely from the ground or a window

If you have photos of the roof, send them over. Take them safely from the ground or a window. To get started, ring 07833 053749 or email us.

What you can safely check yourself

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry and it will help the survey.

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

What happens on the day

The visit has one job: to look at the roof as closely as is safe and record what we find. Notes and photos go into the written report. It normally takes between one and two hours at a typical home, and more on a big or complicated roof. Rural addresses near Hollow Street can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. Once your offer has been accepted, you book and give us the address and your timescale.
  2. We arrange access with you, the agent or the seller.
  3. The roof is inspected from every safe viewpoint, inside and out.
  4. Each part of the roof is examined and photographed.
  5. We email a written report with photos and recommendations, ready for you to use before exchange.

Before we arrive

  • Dig out any old roof reports or invoices
  • Tell us where we can park nearby
  • If it isn’t your property yet, arrange access through the agent

Advice

Local roofs and buyers in Hollow Street

Hollow Street is within about 4 miles of the coast, and wind near the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone cannot fly safely in strong wind or heavy rain. An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.

Landlords with a home close to Sturry station may find that the roof is worth checking before you add another property to a portfolio or pay a roofer in full.
