Pre-purchase roof survey in Hoath: what you get
Our packages start with the Basic Survey from £150, while Standard starts from £250 and Premium from £400, inc. VAT. Standard adds moisture detection, a structural check and a follow-up consultation. Premium adds thermal imaging, a drone inspection where applicable and an in-person consultation. Pick the one that fits the property. Every package comes with a written report, photos and recommendations. We survey flat-roofed extensions and dormers, lead flashings and valleys and gutters and downpipes, and people most often book us about a ridge or slope that dips and slates or tiles that have slipped or gone.
In a village or hamlet like Hoath, homes are frequently older cottages and farmhouses alongside a few newer houses. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid. What’s under the coverings, from old felt to the battens and nails, matters too.
You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

What a pre-purchase roof survey looks like in Hoath
Hoath lies within about 3 miles of the sea, where sea air brings more salt and stronger wind than inland. Corroded clips and nails and lifted ridge pieces are typical of exposed roofs near the sea. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.
If you let a flat or house near Herne Bay station, a written report helps before buying a rental or paying for a new roof on one.
Hoath is about 3 miles south-east of Herne Bay, in Kent. We survey roofs in Hoath and the rest of Kent, as part of our work across London and the South East. Hoath is one of the towns and villages in Kent where we work.

What’s near Hoath

Other landmarks nearby include St Martins Hospital (4.6 miles south-west). The countryside around Hoath includes West Blean and Thornden Woods.
When to book a survey in Hoath
Gutter problems often look minor from the street. Water spilling over a gutter soaks brickwork and can rot fascias and rafter ends. Valley and parapet gutters can overflow inside the house. We check them as part of the survey.
A survey makes sense if you’ve noticed:
- Slipped or missing slates and tiles
- Damp timbers or stains in the loft
- Worn or lifted lead flashings
- Blistered or split felt on a flat roof
If yours is one of the older homes in the streets near Church of the Holy Cross, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Before booking, it’s worth knowing what a survey will not do:
- Faults hidden behind ceilings, boards or coverings
- Whether the price should change, which is between you and the seller
- Walls, floors, services and rooms below the roof
If in doubt, ring 07833 053749 or drop us an email and we will point you to the right survey. What our survey covers.

- Any photos you have, taken from ground level or a window

How the survey works
Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. It typically takes about 1–2 hours at a typical house, with time for the loft where it can be reached. In a small place like Hoath, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- Once your offer is accepted, you let us know the address and when you hope to exchange.
- Access to the house and the roof space is agreed in advance.
- We start outside, looking at the roof from ground level and from vantage points.
- We then look from upstairs windows and inside the loft where it is safe.
- You get a report with photos and recommendations before you exchange.
Getting ready for the survey
- Agree roof access with the managing agent if it’s shared
- Keep pets in another room
- Clear the way to the loft hatch

Different roofs, different checks
Clay and concrete tiles
Tiled roofs often last half a century or longer. Cracked, slipped or missing tiles are noted, along with odd replacement tiles that hint at earlier leaks.
Gutters and parapets
A butterfly roof drains to a central valley gutter, normally to the back of the house. If the home you’re buying has one, that gutter and its outlet get a careful look.
Before and after the survey
You don’t need to be a roofer to help. What helps most:
- Check we’ll be able to get into the loft space
- Don’t leave it until just before exchange
- Let us know your timetable
- Give your solicitor a copy of the report
The report gives any roofer you ask to quote a clear brief. They’ll see exactly what we found, and where, so each quote covers the same ground.
After you move in, have leaves and moss cleared from gutters and valleys, ideally once the leaves have dropped. Overflowing water is behind a lot of damp. Use a gutter contractor rather than going up a ladder yourself.
FAQs for Hoath
Is the coastal weather around Hoath hard on roofs?
It can do. Within about 3 miles of the sea, as Hoath is, metal fixings wear faster and gales find any loose ridge or slate.
Do you cover smaller places like Hoath?
Yes. Hoath is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Is this an asbestos survey?
No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them.
Can I take the findings back to the seller?
Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. The outcome is between you and the seller.
Is your roof survey a RICS survey?
No. It is a dedicated roof survey, and you get a written report with photos. It doesn’t cover the rest of the property, which a RICS survey does.
What’s the best way to book?
The quickest way is to phone 07833 053749 or send us an email. Give us the address and a few details about the roof, and we will recommend the right survey. Surveys run on weekdays and at weekends.
How long have you been surveying roofs?
More than 5,000 surveys over 20+ years.
