About our pre-purchase roof survey in Millbank

The roof is one of the most expensive parts of a home to repair, and one of the hardest for a buyer to see. Our pre-purchase roof survey gives you a close look at it before you’re committed. We check the coverings, ridges, valleys, flashings, chimneys and gutters, plus the loft where there’s safe access. The findings come in a written report with photos. Typical surveys look at patch repairs that may hide an ongoing problem and worn or lifted lead flashings, across natural slate, lead flashings and valleys and the roof space.

Somewhere as small as Millbank, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you’re buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What happens on the day

The visit has one job: to see as much of the roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. It normally takes an hour or two for a house; commercial roofs usually need 3–4 hours. For a village or hamlet like Millbank, the journey is planned beforehand: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Standard and Premium surveys add the extra checks they include.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

FAQs for Millbank

Does a conservation area affect roof work in Millbank?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Is the coastal weather around Millbank hard on roofs?

Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Do you cover Millbank for pre-purchase roof surveys?

Yes. Our area covers London and South East England, Millbank included.

Is this the same as a RICS Level 2 or Level 3 survey?

No. It is a dedicated roof survey, with a written report and photographs. It isn’t a RICS survey and does not cover the rest of the house.

Do I need to be at home?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Can you inspect my roof with a drone?

Where it is applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.

How experienced are you?

We have completed more than 5,000 surveys, across 20+ years of surveying roofs.

Why it is worth a survey now in Millbank

A slow leak can go unnoticed for months. Damp can spread into timbers and ceilings before anyone sees a mark. Spotting it before you buy lets you deal with it as soon as you move in. Around Millbank, older homes often have old roof timbers, where water from a failed roof can cause rot if it is left.

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. The price for your roof depends on its size, access and what you want to find out.

Why book with us

  • Package prices that include VAT
  • Thermal imaging and drones used where they help
  • Drone flown under a CAA Flyer ID and Operator ID
  • Covered by professional indemnity and public liability insurance

Roof by roof

Natural slate

Natural slate can last 100 years or more, but the nails holding it corrode long before that. When slates start to slip, corroded nails are frequently the reason.

Chimney stacks

Chimney stacks take the brunt of the weather. We check the pots, the flaunching, the pointing and the flashings.

Pre-purchase roof surveys in Millbank: local notes

Millbank is within about 3 miles of the coast, and wind near the sea can be strong. A small drone can’t fly safely in high wind or heavy rain, so the weather on the day decides whether a flight goes ahead. Before planning roof work on an older home, find out whether it is listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

If your home is one of the older ones in the streets near Church of the Holy Cross, a survey will show how the roof has been repaired before, which helps you judge what’s coming. If you own a rental within reach of Herne Bay station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Millbank is about 2 miles south-east of Herne Bay, in Kent. Roofs in Millbank get the same thorough look as anywhere else in Kent. Millbank is one of the places in Kent where we work for pre-purchase roof surveys. For surveys nearby, see our Canterbury page.

When you need someone else

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Confirmation of asbestos in cement sheets or soffits
  • A valuation or a promise of a lower price
  • Structural calculations (that is a structural engineer’s job)

If in doubt, ring 07833 053749 or use the contact form and we’ll recommend the right survey. What a survey covers and does not.

Roofs we survey in Millbank

  • Chimney stacks
  • The roof space
  • Lead flashings and valleys
  • Gutters and downpipes
  • Natural slate
  • Clay and concrete tiles
  • Flat-roofed extensions and dormers

Checking the roof from the ground

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

What you can’t do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.

Tips that help

Nothing here needs a ladder. Our suggestions:

  • Arrange the survey as soon as your offer is agreed
  • Mention any deadline when you get in touch
  • Share the report with your solicitor
  • Watch for stains or fresh paint on ceilings below the roof

The Standard Survey includes a follow-up consultation to talk the findings through, and the Premium Survey includes an in-person consultation. Whichever package you choose, you can ask us what a finding means.

Every so often, check the loft with a torch, keeping to boarded areas. Watch for stains, damp timbers and chinks of daylight. Take photos so you can show whoever looks at it.
