What we can’t see

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • The condition of the rest of the building (that is a RICS home survey)
  • A promise that the roof won’t leak in future
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)

If you are not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer before booking. What our survey covers.

What this survey covers

  • Ridges, hips and valleys
  • Flat roofs
  • The roof space
  • Clay and concrete tiles
  • Lead flashings
  • Chimney stacks
  • Natural slate

About our roof survey in Knave's Ash

Our roof survey gives you a clear picture of your roof’s condition. We look at the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, along with the loft where it’s safe to get in. The report sets out what we found, with photos and recommendations. Where it’s relevant, the recommendations are prioritised by urgency. We survey the roof space, lead flashings and chimney stacks, and people most often book us about ridge tiles that have lifted or moved and water stains on rafters and ceiling joists.

Older buildings in small places like Knave's Ash may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Knave's Ash questions

Do you cover smaller places like Knave's Ash?

Yes, smaller places are covered as well as towns. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there when booking.

Does a conservation area affect roof work in Knave's Ash?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Can you survey at the weekend?

We carry out surveys on any day of the week. To find a day that suits you, phone 07833 053749 or drop us an email.

Can you inspect a terraced or semi-detached roof?

Yes, the part you own or can give access to. We can only look at neighbouring roofs as far as access allows. Shared chimneys and party-wall upstands are checked from your side.

Do I have to be there for the survey?

It depends on what we need to see. For inside areas and the roof space, someone has to give us access, while outside access can be discussed when you book.

Do you inspect the roof from on top?

Only where it’s safe to do so. We also inspect from the ground, from windows and vantage points, and from the loft. The Premium Survey adds a drone where it applies.

Will you fly a drone over my roof?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where it applies, the Premium Survey.

When to book a survey in Knave's Ash

What’s under the slates or tiles is as important as the coverings themselves. Breathable membranes only appeared in the UK in the late 1990s, so many older roofs have bitumen felt underlay, and some very old roofs have no underlay at all. Felt that has torn or perished stops doing its job.

Things that often lead to a survey include:

  • Condensation or damp timbers in the loft
  • Valley linings that have cracked or split
  • Leaning or weathered chimney stacks
  • Gaps in the roof where coverings have gone

Take an older house close to Church of the Holy Cross: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Before you book anyone

  • What the survey will not cover
  • Whether the roof space is looked at, where there is one
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • What exactly goes into their report

Local roofs in Knave's Ash

Knave's Ash lies within about 3 miles of the sea, and wind near the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone cannot fly safely in high wind or heavy rain. England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council.

Take a building like Hoath Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you let a flat or house near Herne Bay station, a dated record of the roof is useful when planning maintenance across a let.

Knave's Ash is about 2 miles south of Herne Bay, in Kent. We survey roofs in Knave's Ash across London and South East England. Our area takes in places right across Kent.

Why it’s worth a survey now in Knave's Ash

By the time water marks a ceiling, it is often been getting in for a while. Insulation, plaster and timber can all be damp before you see a stain. From inside the roof space, we can often spot it sooner. Where a roof is exposed, as many are in small places like Knave's Ash, driving rain gets into any weakness, and damp in older walls is slow to dry out.

Prices start from £150, including VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both including VAT. We confirm the price for the job before booking.

What happens on the day

Photographs are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. A typical visit takes an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Cottages and farmhouses around Knave's Ash often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely.

  1. We start by hearing what you’d like checked and why.
  2. We arrange a day that suits you, including weekends.
  3. The roof is inspected from ground level, windows, the loft and the roof itself where it’s safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. We email a photo-illustrated written report and recommendations.

Getting in touch

These details help when you contact us:

  • Pictures from the garden or a window, if you have them
  • Dates you are working to, like exchange
  • The property’s address and postcode
  • What made you get in touch

Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, so call 07833 053749 or email us with the details.

What we look for on each type of roof

Natural slate

Slate is one of the most durable roof coverings, yet the nails holding it often fail long before the slate. Slipped, cracked and missing slates are all noted.

Lead flashings and valleys

Many older houses have lead in their valleys and hidden gutters. Worn or split lead lets water straight in, and lead is a target for theft.
