What affects the cost of new roof snagging

Prices vary from roof to roof, for these reasons:

  • How many separate roofs there are, such as extensions, dormers and garages
  • Basic, Standard or Premium
  • Chimneys, valleys, parapets and other details
  • The use of thermal imaging or a drone

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, inc. VAT. We can help you choose the package that fits what you want to find out.

What we need to know

When you call or email, these details help:

  • How the loft is reached, if there is one
  • Any photos you have, taken from ground level or a window
  • Any stains, drips or damp patches you’ve seen indoors
  • The reason for the survey, such as buying, a leak or storm damage

We confirm the price for your survey before booking, so you know the cost up front. Prices start from £150, including VAT. For a price for your roof, call 07833 053749 or send us an email.

New roof snagging in Hoaden: what you get

We report on what we see with photos and plain descriptions. If there’s a disagreement about the work, it is between you and your roofer or builder. Our report gives you an independent record to refer to. The report doesn’t price repairs or settle who is responsible, but it does set out clearly what we found. If you are worried about ridge and hip tiles not properly fixed and verge tiles or slates not secured, we can find out what’s behind it, whatever the roof.

Somewhere as small as Hoaden, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

What happens on the day

The aim of the visit is simple: to look at the new roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It usually takes between one and two hours for a typical new house roof, longer where the roof is large or complicated. In a small place like Hoaden, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We agree what to focus on, such as a payment date or a warranty period ending.
  2. We inspect as far as safe access allows.
  3. Each detail at ridges, verges, valleys and flashings is looked at.
  4. We check the gutters, lower roofs and walls for debris or damage.
  5. We send a written report you can pass on.

Preparing for the visit

  • If it is not your property yet, arrange access through the agent
  • Let us know about any leaks, stains or damp patches you know of
  • Tell us where we can park nearby

Do you need new roof snagging in Hoaden?

Many people book because something doesn’t look right. Others just want an independent check before paying before the job is closed.

Signs worth acting on include:

  • Poorly finished verges
  • Gutters or fascias damaged during the job
  • Debris left in gutters or valleys
  • Cracked mortar at the ridge or hips

If you live in an older home near Elmstone Church, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Before you book any roof surveyor

  • How soon the report will arrive
  • Their drone registration, if they fly one
  • Whether you can ask questions once you have the report
  • Are they insured for the work?

What’s in a roof survey

What this survey cannot tell you

Some things cannot be seen without opening up the roof, so a survey has limits:

  • Repair costs for putting snags right
  • What’s under the new coverings
  • Details hidden from sight

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you before booking. What our survey covers.

Roof types and parts we check

  • Replacement roofs
  • Loft conversions and dormers
  • New-build homes
  • Flashings and valleys
  • Ridges and verges
  • New flat roofs

What we look for on each type of roof

Flashings

Flashings around chimney stacks are a common weak point and are looked at closely.

Underlay and ventilation

The underlay should be dressed into the gutter at the eaves so water drains away. We check it where it’s visible.

Questions from Hoaden

Is my home in Hoaden listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Is Hoaden within the area you cover?

Yes. Hoaden is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route as you book.

Can you inspect my roof with a drone?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Do you carry professional indemnity insurance?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

Will you go up on the roof?

Only where it’s safe to do so. We look at everything that can safely be seen: from ground level, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where it applies. Anything we can’t see is noted in the report.

Which parts of the roof does snagging cover?

Coverings, ridges, verges, hips, valleys and flashings are all checked plus gutters, ventilation and visible underlay at the eaves. We also look for debris left behind and damage to other parts.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Useful tips for Hoaden property owners

These tips come from what we see on roofs every week:

  • Arrange the inspection before settling the final bill
  • Watch for gutters overflowing in rain
  • Keep warranty papers safe
  • Look for marks or cracks left by the work

Once the snags have been dealt with, keep the report with your roof paperwork. It records the roof’s condition at that point.

Tell your roofer at the start that the work will be inspected. Everyone then knows what to expect and time is set aside for snags.

Local roofs and buyers in Hoaden

Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. About 3.4 miles south lies Goodnestone Park, a reminder of how long the area around Hoaden has been built on. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

If you let a flat or house near Minster station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.
