Prices for landlord roof surveys in Hoaden

We confirm the price for your roof before booking. These are the things that affect it:

  • Commercial roofs and larger buildings
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Building height and the viewpoints available
  • If the survey needs thermal imaging or a drone

Landlord roof survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we’ll tell you which fits.

What we need to know

If you can, have these to hand when you get in touch:

  • Photos of the roof, taken safely from ground level or a window
  • Where any leaks, stains or damp patches show inside
  • The type of building and roof, such as pitched or flat
  • What made you get in touch

If you are buying, it helps to book soon after your offer is accepted, so there is time to use the report before exchange. Otherwise, simply ring 07833 053749 or send us an email whenever suits you.

How a landlord roof survey works in Hoaden

A landlord roof survey shows you the state of a roof in a report you can plan around. Landlords, letting agents, managing agents and freeholders all use it, as well as residents’ and RTM management companies. The report covers defects, photos and recommendations set out by urgency where relevant. It’s a roof survey, not a RICS Level 2 or 3 survey of the whole building. If you’ve noticed leaks into upper flats and standing water on a flat roof, we can find out what’s behind it.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

What you can safely check yourself

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Common questions in Hoaden

Does a conservation area affect roof work in Hoaden?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Do you cover smaller places like Hoaden?

Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

How many surveys have you done?

We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs, with 98% customer satisfaction.

Do you carry out surveys on Saturdays and Sundays?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you as you book.

Does someone need to be in?

Not necessarily. If we only need the outside, we can agree that ahead of time, but the loft and any rooms with damp need someone to let us in.

Do you need to get into the loft?

Yes, where the survey calls for it and there is safe access. Inside, we look for damp, staining, gaps and sagging.

Will you inspect a roof that several owners share?

Yes. We inspect the parts we’re given access to, as far as they can be seen safely. The report records what couldn’t be seen as well as what could.

Signs you need a landlord roof survey in Hoaden

A roof nobody lives directly under can be easy to overlook. Minor faults can go unseen until a tenant reports a leak and by then more has been damaged.

Signs worth acting on include:

  • Standing water on a flat roof
  • Cracked or lifting flashings
  • Loose ridge or hip tiles
  • Slipped or missing slates and tiles

Landlords with a home close to Minster station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Choosing a roof surveyor

  • Which viewpoints they use to see the roof
  • Whether the loft is part of the inspection
  • Is there a chance to talk the report through?
  • How soon the report will arrive

What to expect from a roof survey

Roof by roof

Pitched roofs on houses and blocks

Slipped slates on older roofs can point to corroded nails. The report records it.

Party-wall upstands and parapets

We inspect the parts of a shared roof we can access, and the report says what was seen.

Local roofs in Hoaden

About 3.4 miles south lies Goodnestone Park, a reminder of how long the area around Hoaden has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Anyone responsible for a site like Ash Cartwright and Kelsey Church of England Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Take an older house close to Elmstone Church: its chimney, valleys and lead work are likely to be the parts that need attention first.

What happens on the day

We will ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes between one and two hours at a typical home; commercial roofs usually need 3–4 hours. Rural addresses near Hoaden can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. Access to flats and the roof space is arranged by you or your agent.
  3. Each roof is looked at from safe vantage points and inside where possible.
  4. Every defect is photographed and its urgency noted where relevant.
  5. A written condition report follows to help you plan.

Preparing for the visit

  • Make sure the loft hatch can be reached
  • Make a note of anything you’d like us to look at
  • Mention any parking restrictions on your street
