Common questions in Hoaden
Do you survey roofs for landlords with property near Minster station?
Of course. We just need to know who will give access, and we can send the report to you or your agent.
How do I find out if my home in Hoaden is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
What do you check on a roof survey?
We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, along with the loft where it is safe. The report includes photos and recommendations.
I live in a flat. Can you survey the roof?
Yes, if the freeholder or managing agent agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.
When will the report arrive?
Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Photos are included.
Which days do you carry out surveys?
We carry out surveys on weekdays and at weekends. To find a day that suits you, ring 07833 053749 or email us.
Will the report say how many years my roof has left?
Not as an exact number, because so much depends on the fixings, underlay and upkeep. What we do is explain the roof’s condition and what to deal with first.
How a roof survey works in Hoaden
Good roofs last decades, but their parts wear at different rates. Slate often lasts a century or more, and tiles commonly half a century, yet nails, battens and underlay often fail first. We tell you which parts are ageing and which are sound. Knowing that helps you plan work before it becomes urgent. We survey ridges, hips and valleys, the roof space and chimney stacks, and people most often book us about cracked mortar along the ridge and slates or tiles that have slipped or broken.
In a small place like Hoaden, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.
The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Should I look at the roof myself first?
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
Landlord and commercial surveys in Hoaden
Freeholders and residents’ companies use a roof report to plan and budget.
Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.
Why get it checked now?
Many roofs go years without anyone looking at them closely. Our report gives you a record of how the roof is today, which makes later changes easy to spot. In a small place like Hoaden, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Practical tips
There’s plenty you can do without going near the roof. What helps most:
- Have details of recent roof work to hand
- Mention any flat roofs as well as the main roof
- Leave roof access to professionals
- Keep the report with your property records
Your report arrives by email. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Findings are explained in plain words, with recommendations.
Keep gutters, valleys and outlets clear of leaves and moss, particularly after autumn. Leave the clearing to a professional. Most overflow damage starts with a blocked gutter.
What happens on the day
The visit has one job: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It normally takes roughly 1–2 hours at most homes, and about three to four hours for a commercial roof. Cottages and farmhouses around Hoaden frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.
- We start with the property details and any concerns.
- A visit is booked for a weekday, Saturday or Sunday.
- We check the roof from every safe viewpoint outside.
- Inside, we check the loft space where there is safe access.
- We email a written report with photos and recommendations.
How to prepare
- If the roof is shared, arrange access with whoever manages the building
- Keep pets out of the way during the survey
- Move anything stored under the loft hatch

How the survey changes by roof type
Natural slate
Many Victorian and Edwardian houses have slate roofs. Where several slates have slipped, the cause is often nail fatigue, and we say how widespread it looks.
Concrete interlocking tiles
Mortar at ridges and verges often cracks on tiled roofs. We check for loose ridge tiles and missing mortar.

Roofs, chimneys and gutters in Hoaden
Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.
Take an older house close to Elmstone Church: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. For site and facilities teams at buildings such as Ash Cartwright and Kelsey Church of England Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Landlords with a home close to Minster station may find that the gap between tenancies is a good time to have the roof looked at.
