Roof by roof
Chimney stacks
A stack stands exposed above the roof line. The pots, flaunching, pointing and flashings are all checked, as far as we can see them safely.
Clay and concrete tiles
Many post-war houses have concrete interlocking tiles. They wear slowly, but surfaces erode and edges crack.
Pre-purchase roof survey in Hoaden: what you get
Book after your offer is accepted and before exchange. That’s when the findings are most useful, because nothing is binding yet. Visits run on weekdays and at weekends, which helps when the chain is moving fast. Basic reports arrive within 48 hours, Standard within 24 to 48 hours and Premium the same day. We’re often asked to look into slipped or missing slates and tiles and blistered or split felt on a flat roof, across gutters and downpipes, the roof space and clay and concrete tiles.
Somewhere as small as Hoaden, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.
Findings are set out part by part, from the main slopes down to the gutters and outlets, each with a short note and a photograph. It records what’s sound as well as what is not.

Why act early in Hoaden
Even if you go ahead regardless, knowing the roof’s condition helps you plan. The report shows what needs doing first, so you can plan work before small faults get bigger. Where a roof is exposed, as many are in small places like Hoaden, driving rain gets into any weakness, and damp in older walls is slow to dry out.
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You’ll know the figure before booking.
Why choose Independent Roof Survey in Hoaden
- Independent findings on the roof’s condition
- Plain-English reports with photos
- Thermal imaging and drone inspection where they help
- Professional indemnity and public liability insurance
Do you need a pre-purchase roof survey in Hoaden?
Buildings put up or refurbished before 2000 may contain asbestos. Cement roof sheets, soffits and flue pipes are typical places to find it. We don’t carry out asbestos surveys, but our report flags materials that could contain it so a specialist asbestos surveyor can check before anything is disturbed.
Here are some of the things we see frequently:
- Chimney mortar that has eroded
- Gaps where slates or tiles have come loose
- Ponding, blisters or splits on a flat roof
- Damp timbers or stains in the loft
Historic houses such as Goodnestone Park, about 3.4 miles south, show how far back building around Hoaden goes. When you buy an older home, the roof’s age, past repairs and any listing all affect what you might spend later.
Before you book any roof surveyor
- Which viewpoints they use to see the roof
- Whether the inside of the roof is included
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- What exactly goes into their report
Buying a home or a new roof in Hoaden
Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.
If you let a flat or house near Minster station, a roof report gives you a clear picture before you buy or settle up with a roofer. If you own one of the older houses in the streets near Elmstone Church, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

What a pre-purchase roof survey doesn’t cover
It’s a careful look at the roof, not the whole story. Its limits include:
- What’s under the slates, tiles or felt
- Structural calculations (that is a structural engineer’s job)
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer before booking. What a survey covers and doesn’t.
What we look at

Your questions about pre-purchase roof surveys in Hoaden
Does a conservation area affect roof work in Hoaden?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.
Do you carry out roof surveys in Hoaden?
Yes, Hoaden is one of the places we work. Every survey there gets the same written report with photographs.
Can you inspect my roof with a drone?
Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.
How experienced are you?
We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and South East England.
How long does the survey visit take?
The visit usually takes an hour or two at a typical house, with time for the loft where it can be reached. We will give you an idea of timing as you book.
Will the roof report help me negotiate with the seller?
Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. What the seller agrees to is their decision, so we cannot promise any saving.
Do you carry professional indemnity insurance?
Every survey is covered by professional indemnity and public liability insurance.
What you can safely check yourself
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
How the survey works
Photographs are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. Most surveys take between one and two hours for most houses, and about three to four hours for a commercial roof. In a hamlet or village like Hoaden, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.
