Roof surveys for homes and businesses in Elmstone

Roofs vary a lot across London and South East England. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, and many post-war homes have concrete interlocking tiles instead. Whatever yours has, the survey is adapted to it. Some older homes have clay tiles, and many have a flat-roofed extension as well. Every part gets the attention it needs. If you’ve noticed leaning or weathered chimney stacks and slipped, cracked or missing slates and tiles, a survey will tell you what’s going on, whatever the roof.

Older buildings in small places like Elmstone may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are frequently matched when work is done.

After the visit, you get a report with photos, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

When you need someone else

No survey can tell you everything, and it is better to know them up front. Keep these in mind:

  • How the roof will behave in every kind of weather
  • Faults hidden behind ceilings or boarding
  • Walls, floors and services below the roof

If you are not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer before you book. What our survey covers.

What this survey covers

  • Chimney stacks
  • Lead flashings
  • Clay and concrete tiles
  • Flat roofs
  • The roof space
  • Ridges, hips and valleys
  • Natural slate

How the survey works

We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe. A typical visit takes about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Around Elmstone, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We start with the property details and any concerns.
  2. We agree a date, including weekends if that suits you.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the roof space where there is safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

How to prepare

Signs you need a roof survey in Elmstone

Weather is the main thing that wears a roof down. Strong gusts work at anything that is not firmly fixed, while rain gets into every gap. What starts as one slipped slate can become a leak.

We are often asked to look at:

  • Torn or sagging underlay
  • Ponding, splits or blisters on flat roofs
  • Leaking gutter joints and downpipes
  • Crumbling chimney pointing or cracked flaunching

Landlords with a home close to Minster station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

What to check before booking

  • Their track record with similar roofs
  • What happens after the report arrives
  • When you’ll get the report
  • How they plan to inspect the roof safely

What a good roof survey covers

Roofs, chimneys and gutters in Elmstone

If your survey includes the drone, the flight is checked against the Drone Safety Map first. About 3.9 miles south lies Goodnestone Park, a reminder of how long the area around Elmstone has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

For site and facilities teams at buildings such as Preston Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Take an older house close to Elmstone Church: its chimney, valleys and lead work are likely to be the parts that need attention first.

What happens if roof problems are left?

Leaks rarely show up right away. Insulation, plaster and timber can all be damp before you see a stain. A survey can pick up the early signs from the loft. For an older or listed building in a place like Elmstone, repairs may need matching materials and consent, so leaving a defect until it is urgent leaves less time to plan.

A Basic Survey starts from £150, including VAT. The Standard Survey starts from £250 and the Premium Survey from £400. You’ll know the price for your roof before booking.

Different roofs, different checks

Concrete interlocking tiles

Concrete interlocking tiles are common on post-war and newer homes. They last well, but their surface erodes slowly, and they can crack.

Flat roof coverings

Repeated coatings can hide what’s underneath. If the covering would need opening up to know more, we say so.

Questions from Elmstone

How do I find out if my home in Elmstone is listed?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

I let a flat near Minster station. Can you check the roof?

Yes, landlords and agents are among the people we work for. Just ring 07833 053749 or drop us an email with the details.

Do you cover Elmstone for roof surveys?

Yes. We survey roofs in Elmstone and the rest of Kent. To book, call 07833 053749 or send us an email.

Does a roof survey replace a structural engineer?

No. Our survey looks at the condition of the roof, and Standard and Premium include structural checks. It isn’t a structural engineer’s report and does not include calculations.

Can you look at a roof that is joined to next door?

Yes, the part you own or can give access to. We can only look at neighbouring roofs as far as access allows. Shared chimneys and party-wall upstands are looked at from your side.

Is this a RICS survey?

No. We check the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Will the report say how many years my roof has left?

We do not give a number of years. The report explains the condition of each part and the signs of wear, and we say what needs attention and how urgently.

Useful tips for Elmstone property owners

These tips come from what we see on roofs every week, before and after a survey:

  • Check we can open the loft hatch
  • Mention any damp patches as you book
  • Look for debris in the garden after high winds
  • Include dormers, porches and garages as you book

Any roofer you ask to quote can work from the report. The photos show what we found and where, which makes quotes easier to compare.

Check the loft now and then, with care and a good torch. Watch for stains, damp timbers and daylight through the roof. Take photos of anything that changes.
