New roof snagging in The Valley

Roof by roof

Slate roofs

Ridges, verges and valleys are looked at closely on new slate roofs from safe vantage points.

Underlay and ventilation

Roof ventilation reduces the risk of condensation. We check for vents where they’ve been fitted.

About our new roof snagging in The Valley

Our report records what we see with photos and plain descriptions. Any dispute about the work is between you and your roofer or builder. What we provide is an independent record of the roof’s condition. The report doesn’t price repairs or settle who is responsible, but it describes what we saw in plain terms. If you’ve noticed gutters or fascias damaged during the job and flashings not properly dressed or fixed, a survey will tell you what’s going on, whatever the roof.

In a village or hamlet like The Valley, homes are often older cottages and farmhouses alongside a few newer houses. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you’re buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What happens on the day

We will ask a few questions first, such as when any problem began and what work has been done before. Then the inspection itself takes about one to two hours at most homes, while a commercial roof takes nearer three to four hours. Older rural homes like those around The Valley can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. You tell us what work was done and when.
  2. The new coverings and roof edges are inspected as far as can safely be seen.
  3. We check valleys, flashings, gutters and the underlay at the eaves.
  4. We check the loft where safe and look for debris or damage.
  5. You get a photo report of each snag.

Before the survey

  • Dig out any old roof reports or invoices
  • If the roof is shared, arrange access with whoever manages the building
  • Tell us about any leaks, stains or damp patches you know of

Booking a survey

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or email us whenever suits you.

Useful tips for The Valley property owners

These tips come from what we see on roofs every week, before and after a survey:

  • Raise snags in writing with your roofer
  • Check ceilings and the loft after heavy rain
  • Book snagging before the final payment
  • Watch for gutters overflowing in rain

The report lists each snag with photos and written recommendations. You can send it straight to your roofer.

Tell your roofer at the start that the work will be inspected. It sets clear expectations and time is set aside for snags.

Local roofs and buyers in The Valley

Belmont House and Gardens, about 2.1 miles north-east, is one of the historic houses in the wider area around The Valley. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest.

For landlords with property near Charing station, a written report helps before buying a rental or paying for a new roof on one.

The Valley is about 6 miles south-west of Faversham, in Kent. Surveys in The Valley work the same way as everywhere we cover: a close look at everything that’s safely in view, photographs and a clear written report. We cover towns and villages across Kent. You can also see our page for Maidstone.

What we’re asked to look at in The Valley

Flashings are a common source of snags. Loose or badly fitted flashings can let water in at the first heavy rain.

Most people get in touch when they’ve noticed something like this:

  • Gaps at new flashings
  • Missing or blocked roof ventilation
  • Untidy or loose verge details
  • Underlay not dressed into the gutter

For an older house near a landmark like Church of St Lawrence, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

Before you book any roof surveyor

  • How long they’ve been surveying roofs
  • Is there a chance to talk the report through?
  • Whether any drone flown is registered with the CAA
  • Which limits apply to the survey

Why act early in The Valley

Offcuts left in a gutter can block it and send water down the walls. Finding it now is simpler than tracing damp later. Matching old materials, like handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You’ll know the figure before booking.

Questions from The Valley

Do you cover smaller places like The Valley?

Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.

Is The Valley in the area you cover?

Yes. We work right across London and South East England, and The Valley is part of that. Just call 07833 053749 or use the contact form and let us know about the property, and we will talk through which survey suits.

Will you walk on the roof?

Only when it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and the report notes anything we couldn’t see.

Do you need to get into the loft?

If there is a loft and safe access to it, yes. The roof space can show things the outside can’t, such as damp timbers, staining or daylight.

Do you test for asbestos?

No. We do not sample or test for asbestos. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it.

How long have you been surveying roofs?

Over 20 years and more than 5,000 surveys, across London and South East England.

Will you deal with my roofer if there’s a problem?

No. Our job is to report on the roof as we find it. A disagreement about the work is between you and them, and the report gives you a clear record to refer to.
