New roof snagging in Well Head: what you get

Our report records what we see with photos and plain descriptions. Any dispute about the work is between you and your roofer or builder. Our report gives you an independent record to refer to. The report does not price repairs or settle who is responsible, but it describes what we saw in plain terms. Common reasons to book are poorly finished verges and missing or blocked roof ventilation, across ridges and verges, replacement roofs and flashings and valleys.

Being in a small place like Well Head makes no difference to the inspection itself: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them as you book. Whether you’re buying or checking new work, the same care goes into it. Visits can be booked on weekdays, Saturdays and Sundays.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What you can safely check yourself

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That’s where a survey comes in.

Why act early in Well Head

A minor snag left alone can turn into a leak. A slipped verge tile or a loose flashing may let water through during the first winter. Finding them early means they can be dealt with quickly. Matching old materials, such as handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.

New roof snagging in Well Head: local notes

Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. The wider area around Well Head has a long history of building, with Goodnestone Park about 1.6 miles south. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

Take an older house close to St Mary's Church: a survey will show how the roof has been repaired before, which helps you judge what’s coming. If you let a flat or house near Adisham station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

How we price new roof snagging

Prices vary from roof to roof, and it comes down to:

  • Whether it is a home or a commercial building
  • If the survey needs thermal imaging or a drone
  • The package you choose: Basic, Standard or Premium
  • Features like valleys, chimneys, dormers and parapets

To find out what your survey will cost, ring 07833 053749 or drop us an email with the address and some details. The price is agreed before a date is set.

Helping us price your survey

The more you tell us, the easier it is to price the survey. When you contact us, it is useful to mention:

  • The property’s address and postcode
  • The reason for the survey, such as buying, a leak or storm damage
  • Access details, such as a loft hatch or a shared roof
  • The type of building and roof, such as pitched or flat

If you have photos of the roof, send them over. Take them safely from the ground or a window. To get started, call 07833 053749 or use the contact form.

What we can’t see

To be straight with you, there are limits to any roof survey:

  • Parts of the roof we cannot see safely
  • Estimates of what fixes will cost
  • Nails and clips under the slates or tiles

If in doubt, ring 07833 053749 or email us and we’ll suggest the right survey. The full list of what we check.

Landlord and commercial surveys in Well Head

If the property is let, the agent or a tenant can let us in. We survey on weekdays, Saturdays and Sundays, which helps when tenants work during the week.

Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. Access is agreed with the tenant ahead of time.

How it works

Before we start, tell us why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. Most visits take roughly 1–2 hours for most homes, depending on how much new work there is to check. For a village or hamlet like Well Head, the journey is planned beforehand: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. First, we note any deadlines and concerns.
  2. We inspect as far as safe access allows.
  3. Each detail at ridges, verges, valleys and flashings is looked at.
  4. Debris and damage to other parts are recorded.
  5. You receive a report to share with your roofer.

Before we arrive

  • Make sure we can get to the back of the property
  • If you are buying, check with the agent that we can get in
  • Note where any stains or damp appear

Getting a price

Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can call 07833 053749 or send us an email to find out.

Questions from Well Head

Is Well Head within the area you cover?

Yes, smaller places are covered as well as towns. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there as you book.

Is my home in Well Head listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

How soon after the work should I book a snagging inspection?

Ideally before you make the final payment so snags can be raised while the job is still open. Otherwise, book before your defects or warranty period runs out.

Will you check every nail and clip?

No, we do not disturb the new coverings. Most fixings sit out of sight under the coverings so we focus on what can be seen.

What does a new roof inspection include?

Everything we can see safely, including ridges, verges, valleys, flashings, vents and gutters. We look in the loft where it is safe and check for damage left by the job.

How long does new roof snagging take?

A visit normally takes about 1–2 hours for a typical new house roof, longer where the roof is large or complicated. We will give you an idea when you book.

Is snagging available for a new-build house roof?

Yes. We check new-build roofs from safe vantage points and the loft space and photograph what we find. Book before the defects period runs out if you can.
