About our roof survey in Well Head

Roofs vary a lot across London and South East England. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, while many post-war homes have concrete interlocking tiles. Whatever yours has, the survey is adapted to it. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Every part gets the attention it needs. Typical surveys look at cracked mortar along the ridge and standing water on a flat roof, across clay and concrete tiles, chimney stacks and ridges, hips and valleys.

In a village or hamlet like Well Head, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is typically the chimneys and lead flashings that need work first.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Why act early in Well Head

A small roof defect normally gets bigger. A single gap lets water onto the timbers underneath, and wet timber starts to decay. Catching it early means less to put right. Older cottages and farmhouses around Well Head can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Prices start from £150, including VAT.

Why choose Independent Roof Survey in Well Head

  • Package prices that include VAT
  • Independent findings on the roof’s condition
  • Surveys seven days a week
  • Over 20 years’ experience

Take a look at how roof surveys are priced and our case studies.

What a survey costs

To price your survey, we look at:

  • The size of the roof
  • Extensions, dormers and garages with roofs of their own
  • House, block, shop or office
  • Chimneys, valleys, parapets and other details

A Basic Survey starts from £150, including VAT. Standard is from £250 and Premium from £400. You’ll know the price for your roof before booking.

Helping us price your survey

When you call or email, these details help:

  • The property’s address and postcode
  • Where water is showing inside, if it is
  • The type of building and roof, like pitched or flat
  • Anything about access we should know

If you have photos of the roof, send them over. Take them safely from ground level or a window; never climb up to get a better view. To send them or to book, call 07833 053749 or email us.

FAQs for Well Head

I let a flat near Adisham station. Can you check the roof?

Yes, that is a common request. We just need to know who will give access, and we can send the report to you or your agent.

Do you cover smaller places like Well Head?

Yes, smaller places are covered as well as towns. Our area covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

How many surveys have you done?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys across London and the South East.

Do you carry out asbestos surveys?

No. Asbestos testing is not part of our service. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them so a specialist asbestos surveyor can check before any work.

Can you survey a roof I share with a neighbour?

Yes, we inspect your part of the roof. Next door’s roof is only inspected as far as we can see it. Shared chimneys and party-wall upstands are checked from your side.

What’s covered in a roof inspection?

All the main parts of the roof: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where it applies.

Does someone need to be in?

Not necessarily. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.

How it works

There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. A typical survey takes between one and two hours for most homes, depending on how many separate roofs there are. In a small place like Well Head, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. On the day, we start by hearing what you’ve noticed.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. You get a written report with photos and clear recommendations.

How to prepare

  • If you’re buying, let the agent know when we’re coming
  • Tell us about parking before the day
  • Agree roof access with the managing agent if it’s shared

How to book

Our phone lines are open seven days a week. To book or ask a question, phone 07833 053749 or email us.

Signs you need a roof survey in Well Head

Flashings seal the joints where a roof meets a wall or chimney. Over time lead flashings split, lift or work loose, and mortar fillets crack. Lead is also a target for theft.

A survey makes sense if you’ve noticed:

  • Condensation or damp timbers in the loft
  • Cracked mortar along the ridge
  • Gutters that overflow in heavy rain
  • Loose chimney pots

If you look after a building such as Wingham Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

What to check before booking

  • Whether the price includes VAT
  • What experience they bring
  • Which parts of the roof they’ll actually see
  • Are they insured for the work?

What’s in a roof survey

Roof surveys in Well Head: local notes

Historic houses like Goodnestone Park, about 1.6 miles south, show how far back building in the area around Well Head goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

If you let a flat or house near Adisham station, a roof report helps you deal with small faults before they turn into a call from a tenant. The streets around a church such as St Mary's Church are often among the oldest in a place, and if yours is one of the older homes nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Useful tips for Well Head property owners

These tips come from what we see on roofs every week:

  • Check we can open the loft hatch
  • Mention any flat roofs as well as the main roof
  • Gather any paperwork for past roof work
  • Take photos of any leaks as they happen

We email the report to you. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Findings are explained in plain words.

After a storm, check the roof from the garden and the street. Slipped slates, lifted ridge tiles or pieces in the garden are signs something has moved. Getting small faults fixed quickly keeps water out.

What this survey cannot tell you

No survey can tell you everything, and we’d rather be clear about that before you book. Keep these in mind:

  • Walls, floors and services below the roof
  • A structural engineer’s report
  • An exact number of years the roof has left

If in doubt, ring 07833 053749 or use the contact form and we will recommend the right survey. What a survey covers and doesn’t.
