Chimney survey in Well Head: what you get

A chimney survey is about the outside of the stack and the roof around it. It is not a flue inspection, a sweep or a gas safety check. For the flue itself, you will need a sweep or, for gas appliances, a Gas Safe registered engineer. We will tell you if we see anything that suggests they should take a look. If you are worried about gaps in the mortar around the pots and spalled or crumbling bricks, we can find out what’s behind it, on chimney breasts, chimney pots and cowls and flaunching alike.

In a small place like Well Head, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

We keep jargon out of it: where something needs attention, it says so plainly, and where it can wait, that’s said too.

Practical tips

There is plenty you can do without going near the roof. What helps most:

  • Ask about consent before removing a chimney on an older property
  • Check fixings on the stack are secure
  • Never climb onto the roof to look at a chimney
  • Look at the chimneys with binoculars after a storm

If the report recommends a structural engineer, a sweep or a Gas Safe registered engineer, it will say why. That helps you brief them.

Check your stacks from the street or garden after a storm. With binoculars, you can often see cracked flaunching or lifted lead.

Honest limits

We only report whatever is safely visible on the day, so there are some things a survey can’t cover:

  • Gas safety checks, which need a Gas Safe registered engineer
  • Areas we cannot view from safe positions
  • Whether a stack needs rebuilding on structural grounds

If in doubt, phone 07833 053749 or send us an email and we will point you to the right survey before you book. What our survey covers.

What we check

  • Flaunching
  • Lead flashings
  • Chimney breasts
  • Shared and party-wall stacks
  • Chimney pots and cowls
  • Brick chimney stacks

Surveys for landlords and agents in Well Head

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. Surveys run seven days a week, which helps when tenants work during the week.

Well Head questions

I let a flat near Adisham station. Can you check the roof?

Yes, landlords and letting agents book with us as well as owners. Just phone 07833 053749 or drop us an email and tell us about the building, including who will give access on the day.

Is my home in Well Head listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Do you inspect shared chimneys?

Yes. We inspect what can safely be seen and what you give us access to. Where a problem appears to be on next door’s side, we note it and you can raise it with them.

Will you check the loft?

If there is a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.

Can you survey in bad weather?

It depends on the weather and the survey. Strong wind or a downpour can make access unsafe and ground a drone, and we’d agree another day.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability.

Do I need to be at home?

That depends on the survey. For inside areas and the loft space, someone has to give us access; we will agree the details as you book.

What a chimney survey looks like in Well Head

Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. The wider area around Well Head has a long history of building, with Goodnestone Park about 1.6 miles south. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

Landlords with a home close to Adisham station may find that the gap between tenancies is a good time to have the roof looked at. For an older house near a landmark such as St Mary's Church, its roof may have old fixings, lead flashings and chimneys that need a closer look. Anyone responsible for a site like Wingham Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other.

How it works

Every roof is different, but as a rough guide the survey takes between one and two hours at a house, as part of a look at the roof around the stack. You are welcome to ask questions while we are there. Somewhere like Well Head needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.

  1. You let us know how many stacks there are and any damp or problems you’ve noticed.
  2. We inspect each stack from safe viewpoints outside.
  3. Every part we can see is looked at: pots, cowls, flaunching, pointing, bricks and flashings.
  4. We check the chimney breasts and the stack in the loft space where we can reach them.
  5. You get a written report with photos and our recommendations.

Different roofs, different checks

Rendered stacks

Some stacks are rendered, which can hide the condition of the brickwork beneath. We look for cracks, hollow areas and staining.

Chimney pots and cowls

Each pot is bedded into the flaunching, often with a cowl or cap on top. We check that they look secure and undamaged.
