Chimney survey in Twitham
A leaning chimney stack is worth having looked at. A stack may lean because the mortar on one side has weakened, which can happen over many years of use. The survey notes how the stack looks, how far it seems to lean and the state of the bricks and joints. If the stack looks like a structural issue, the report recommends a structural engineer. If you’ve noticed flaunching that has broken away and a stack that appears to lean, we can find out what’s behind it.
In a small place like Twitham, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.
The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

How we price chimney surveys
What a survey costs depends on the time and equipment it needs. That comes down to:
- How complicated the roof is, with its valleys, chimneys and parapets
- Extensions, dormers and garages with roofs of their own
- How big the roof is
- House, block, shop or office
Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we will tell you which fits.
Booking your survey
Some details help us recommend the right survey and price. When you contact us, let us know:
- The type of building and roof, such as pitched or flat
- Anything about access we should know
- The reason for the survey, such as buying, a leak or storm damage
- Pictures of the roof from a safe spot, if you have them
Most bookings start with a short call: phone 07833 053749 or use the contact form. The price is agreed before a date is set.
Your questions about chimney surveys in Twitham
How do I find out if my home in Twitham is listed?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Do you cover smaller places like Twitham?
Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there as you book.
Will you check the chimney is safe to use with a fire?
No. We survey the stack and its weathering, not the flue. The flue should be checked by a sweep, or by a Gas Safe registered engineer for gas appliances.
Does someone need to be in?
Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
How soon will I get the report?
It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.
What if it rains on the day?
Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions are not right, we’ll talk to you about another date.
Should a redundant chimney be removed?
A redundant chimney needs looking after like any other. If it is capped without ventilation, damp can build up inside. We check how it is capped and its condition, so you can plan what to do with it.
How the survey works
You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. The survey itself takes roughly 1–2 hours at a house, as part of a look at the roof around the stack. Cottages and farmhouses around Twitham often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.
- We go through the chimneys, any damp and any work done on them.
- Each stack is inspected from safe positions outside.
- We photograph and record the pots, flaunching, pointing and flashings.
- Inside, the chimney breasts and the loft are checked for damp where there’s access.
- The report, with photos and recommendations, is emailed to you.
Before we arrive
- For flats, check roof access has been agreed
- Keep pets inside or away from the areas we are looking at
- Clear the way to the loft hatch

Tips that help
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Photograph damp patches with the date
- Never climb onto the roof to look at a chimney
- Have brackets on the chimney checked
- Check your stacks from ground level after strong winds
With a shared stack, the report can help when talking to next door. The photos show the problem and which side it is on from the viewpoints we used.
Unused stacks should be capped in a way that still lets air through. Ventilation helps keep the stack dry.
Roofs, chimneys and gutters in Twitham
Goodnestone Park, about 1.6 miles south, is one of the historic houses in the wider area around Twitham. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
If your house is among the older ones in the streets near Church of St James, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Signs you need a chimney survey in Twitham
Flashings seal the gap where a stack passes through the roof. With age they can lift, split or come away from the joints. Failed flashings are one of the most common causes of damp around chimneys. Lead is also a target for theft.
These are some of the problems a survey can pick up:
- Eroded joints in the brickwork
- Spalled or crumbling bricks
- Damp on a chimney breast inside
- A chimney out of line
If you let a flat or house near Adisham station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
