How a pre-purchase roof survey works in Twitham
The roof is one of the most expensive parts of a home to repair, and one of the hardest for a buyer to see. Our pre-purchase roof survey gives you a careful look at it before you’re committed. We check the slates or tiles, the ridges and valleys, the flashings, the chimneys and the gutters, plus the loft where there’s safe access. You get a written report with photos. If you’re worried about a ridge or slope that dips and worn or lifted lead flashings, we can find out what’s behind it, on clay and concrete tiles, chimney stacks and natural slate alike.
Somewhere as small as Twitham, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you’re buying or have just had a roof replaced, each material has its own checks. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.
Where we cannot see part of the roof, the report says so. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

What a pre-purchase roof survey does not cover
Some things can’t be seen without opening up the roof, and that sets some limits:
- Structural calculations (that’s a structural engineer’s job)
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- Anything beyond the roof, which a full home survey covers
If in doubt, ring 07833 053749 or drop us an email and we’ll recommend the right survey. The full list of what we check.

What affects the price in Twitham
What a survey costs depends on the time and equipment it needs. That comes down to:
- The package you choose: Basic, Standard or Premium
- The type of building, from a house to a block or an office
- Chimneys, valleys, parapets and other details
- The size of the roof
Every price we give includes VAT, and the written report is part of the package. Our price is from £150, including VAT. Size, height and access decide where your roof falls.
What we need to know
What helps most when you contact us:
- The type of building and roof, like pitched or flat
- Pictures from the garden or a window, if you have them
- Where the property is, with the postcode
- Access details, like a loft hatch or a shared roof
Pre-purchase roof survey starts from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can call 07833 053749 or use the contact form to find out.
The survey, step by step
We check the roof from outside and, where it’s relevant and there is safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey normally takes about 1–2 hours at a typical house, with time for the loft where it can be reached. Older rural homes like those around Twitham can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely.
- Once your offer is accepted, you tell us the address and when you hope to exchange.
- Access to the house and the roof space is agreed beforehand.
- We start outside, looking at the roof from ground level and from vantage points.
- We then look from upstairs windows and inside the loft where it’s safe.
- You get a written report with photographs and recommendations before you exchange.

Twitham questions
Is my home in Twitham listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Do you cover smaller places like Twitham?
Yes, smaller places are covered as well as towns. Our area covers London and the South East. Just mention lanes, gates or anything else about the route when you book.
Will you climb onto the roof?
Only where it is safe to do so. Much of the inspection is done from ground level, from windows and from the loft space. The Premium Survey adds a drone inspection where applicable.
Does someone need to be in?
Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
How do I book a survey in Twitham?
It is easiest to call 07833 053749 or email us. Give us the address and a few details about the roof, and we’ll point you to the right survey. We survey on any day of the week.
Will the roof report help me negotiate with the seller?
Yes. You’ll have photos and a written description of each defect, which you can share with the seller or agent. How the seller responds is up to them.
Is a roof survey worth having alongside a home survey?
That depends on how much you want to know about the roof. A home survey may recommend further investigation of the roof, and our survey gives you that closer look. It isn’t a replacement for a RICS survey.
Buying a home or a new roof in Twitham
Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. If your survey includes the drone, the flight is checked against the Drone Safety Map first.
If you own a rental within reach of Adisham station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. If you live in an older home near Church of St James, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Signs you need a pre-purchase roof survey in Twitham
Flat roofs turn up on extensions, dormers, porches and garages. Felt flat roofs often last around 15 to 20 years, and ponding, blisters and splits are common signs of age. A buyer can easily miss them, particularly when they’re only visible from an upper floor.
People normally book a survey after spotting something like this:
- Slipped or missing slates and tiles
- Cracked flaunching or crumbling chimney pointing
- Damp timbers or stains in the loft
- Blistered or split felt on a flat roof
With Goodnestone Park about 1.6 miles south, the area around Twitham has a long history. Older homes in the area can come with listed status or conservation area rules, which affect re-roofing, so check with the council before you buy.
Choosing a roof surveyor

- Whether they hold professional indemnity and public liability insurance
- Their drone registration, if they fly one
- What’s outside the scope of the survey

DIY checks: what’s safe
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.
