Well Head questions

Is Well Head within the area you cover?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Is my home in Well Head listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

How soon will I get the report?

That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.

Is the repair included in the leak investigation?

A leak investigation finds and reports the likely source. The repair itself is a separate job. You get a report with photos showing where the water is getting in and what needs attention, which whoever carries out the work can follow.

Do you test for asbestos?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

Can every leak be traced?

We cannot promise to find every leak on one visit. Most leave clues we can follow, but intermittent leaks that need particular weather can be harder. The report sets out what we found and the most likely routes.

Roof leak investigation in Well Head

Our roof leak investigations cover Well Head and the wider South East. Surveys are carried out on weekdays and at weekends. We look inside and out, at flashings, valleys, chimneys, gutters and flat roof details. The findings come in a written report with photos. If it is leaking right now, contain the water and keep it clear of electrics, and then call 07833 053749 or email us. If you’re worried about ceiling stains that grow after rain and damp walls below an overflowing gutter, a survey will tell you what’s going on.

Being in a small place like Well Head makes no difference to how a leak or storm damage is looked at: the journey and access are just planned ahead of time. Tell us where the water shows, when it appears and anything you’ve noticed outside, plus any earlier repairs. Photos of the stain and of the roof from outside are helpful too.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Well Head roofs and the weather

Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Different coverings let water in at different points, which shapes where the search starts. Goodnestone Park, about 1.6 miles south, is one of the historic houses in the wider area around Well Head. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

For an older house near a landmark like St Mary's Church, lead flashings, valleys and old chimneys are typical places for water to get in. If you own a rental within reach of Adisham station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused.

Well Head is about 6 miles east of Canterbury, in Kent. Bookings from Well Head are handled just like any other: a call or an email, a price, then a date. Well Head is one of the towns and villages in Kent we cover for roof leak investigations. Canterbury is in our area too.

Prices for roof leak investigations in Well Head

Prices vary from roof to roof, for these reasons:

  • Height and safe access
  • The type of building, from a house to a block or an office
  • Features like valleys, chimneys, dormers and parapets
  • Any need for thermal images or a drone flight

Roof leak investigation starts from £150, including VAT. The final price depends on how big and how high the roof is, access and which survey you book.

What to let us know when you contact us

When you call or email, these details help:

  • What kind of property and roof it is
  • Any stains, drips or damp patches you’ve seen indoors
  • The address and postcode of the property
  • Photos of the roof, taken safely from the ground or a window

A quick phone call is usually the easiest start: phone 07833 053749 or use the contact form and we’ll ask a few questions about the roof. The price is agreed before a date is set.

Honest limits

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Defects hidden under coverings or inside walls without opening up
  • Whether rotten timbers meet design loads
  • Carrying out the fix

If in doubt, phone 07833 053749 or email us and we’ll point you to the right survey. The full list of what we check.

What we check

  • Valleys and parapet gutters
  • Chimney stacks
  • Rooflights and dormers
  • Slate and tile slopes
  • Lead flashings
  • The roof space
  • Flat roof details

The survey, step by step

Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take about one to two hours for most homes, though a hard-to-trace leak can take longer. Cottages and farmhouses around Well Head frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.

  1. You let us know where the water shows and when it appears.
  2. Inside, we check the damp area and the roof space above it.
  3. We check the likely entry points outside, like flashings, valleys, chimneys and gutters.
  4. We use moisture detection, and thermal imaging where it’s useful.
  5. You receive a written report with photos showing the likely source and what needs attention.

Before the survey

  • Move anything stored under the loft hatch
  • Gather any invoices or paperwork from past roof work
  • If you are buying, check with the agent that we can get in

Book a survey

If you are buying, it’s useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply call 07833 053749 or send us an email whenever suits you.

What we’re asked to look at in Well Head

Flashings are one of the commonest sources of roof leaks. Lead or mortar closes the gap wherever a roof meets a wall, chimney or dormer. Once that seal cracks or lifts, water gets behind it, often well away from where it shows.

Things that frequently lead to a survey include:

  • Damp patches next to the stack
  • Drips in the loft during heavy rain
  • Water coming in around a roof light or dormer
  • Wet patches high on an inside wall

Anyone responsible for a site like Wingham Primary School will know that on a building that size, finding the source of a drip means looking well beyond the stain.

Before you book any roof surveyor

  • What the survey will not cover
  • How much experience they have with roofs like yours
  • Whether VAT is in the quoted price
  • What happens after the report arrives

What a good roof survey covers

DIY checks: what’s safe

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Before and after the survey

Here are a few things we’d tell any owner, before and after a survey:

  • Mention any plumbing above the damp area
  • Mention earlier attempts to fix the leak
  • Note the weather when the leak shows
  • Photograph the stain each time it appears

The report gives whoever carries out the work a clear starting point. They’ll see exactly where the problem is, so the repair is aimed at the cause.

After a storm, check the roof from the garden and the street. Pieces of slate or tile in the garden mean something has moved. Prompt repairs stop gaps turning into leaks.
