Well Head: your questions answered

How do I find out if my home in Well Head is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Do you cover smaller places like Well Head?

Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.

Will I get photos?

Yes. The report includes photographs of what we found.

Do you survey at weekends?

Yes. Surveys are carried out on weekdays, Saturdays and Sundays. Just phone 07833 053749 or use the contact form to arrange a day.

How much is a gutter survey?

Our price is from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. To get a price, call 07833 053749 or email us.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability.

Can you inspect my roof with a drone?

Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

How a gutter survey works in Well Head

We look at the rainwater system above ground level: gutters, outlets, hoppers, downpipes and overflows. It isn’t a CCTV drain survey, so we can’t see inside underground pipes. Where water seems to be backing up from below ground, the report will say so, with a suggestion to book a separate drain survey. Anything we find above ground, such as a split hopper or a leaking downpipe, is photographed and recorded. We survey eaves gutters, valley gutters and fascias and soffits, and people most often book us about soffits marked by water and leaking or loose downpipes.

Some older homes in villages like Well Head are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

We keep jargon out of it: where something needs attention, it says so plainly, along with how urgent it is.

Surveys for landlords and agents in Well Head

If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, ring 07833 053749 or use the contact form.

Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Let us know about it when booking and we’ll plan the survey around it.

When to book a survey in Well Head

Many gutter joints depend on rubber seals or sealant that age. Plastic sections expand and contract with the weather so their joints can start to leak. On cast iron, joints can rust and open up where the paint has failed.

Things that often lead to a survey include:

  • Leaks at the gutter joints
  • Leaves and moss blocking gutters
  • Water backing up from a hidden gutter
  • Fascia boards damaged by overflowing water

Landlords with a home close to Adisham station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Before you book anyone

  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • How long the report takes to arrive
  • Their drone registration, if they fly one
  • Whether the loft is part of the inspection

What a good roof survey covers

What a gutter survey looks like in Well Head

Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. With Goodnestone Park about 1.6 miles south, Well Head sits in an area with a long building history. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof.

Take an older house close to St Mary's Church: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Take a building like Wingham Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

How we price gutter surveys

Not every roof costs the same to survey, and it comes down to:

  • The use of thermal imaging or a drone
  • Basic, Standard or Premium
  • Features like valleys, chimneys, dormers and parapets
  • How many separate roofs there are, like extensions, dormers and garages

Every price we give includes VAT. Gutter survey starts from £150, including VAT. You will know the price for your roof before booking.

Getting in touch

These details help when you contact us:

  • Where water is showing inside, if it is
  • Where the property is, with the postcode
  • Any deadline, like an exchange date
  • The type of building and roof, such as pitched or flat

To get a price for gutter surveys in Well Head, ring 07833 053749 or send us an email. The address, the type of property and what you’d like to know help us give you an accurate price.

Should I look at the roof myself first?

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry.

What you can’t do safely is get up close. Roofs are fragile and slippery. That part is for a survey, using safe viewpoints and a drone where applicable.

What this survey can’t tell you

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Damage hidden inside walls or behind boards
  • Gutters out of sight from every safe vantage point
  • Confirming asbestos in older rainwater goods

If in doubt, phone 07833 053749 or send us an email and we’ll recommend the right survey before booking. What a survey covers and does not.

Roofs we survey in Well Head

  • Eaves gutters
  • Valley gutters
  • Parapet and box gutters
  • Fascias and soffits
  • Outlets and hoppers

The survey, step by step

Photographs are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. Most surveys take roughly 1–2 hours at a typical home, though large, tall or awkward roofs take more time. In a small place like Well Head, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We start by hearing about any drips, overflows or damp patches.
  2. The eaves gutters, downpipes and fascias are checked from ground level and vantage points.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. The loft space is checked for water marks if it is safe to get into.
  5. The findings are written up with photos and recommendations.

How to prepare

  • Check pets are kept safely away
  • Tell us about any leaks, stains or damp patches you know of
  • Check we can get to the back of the property
