About our gutter survey in Shatterling

Gutters carry rain off the roof and away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t, often down the brickwork or into the building. We check the full rainwater system above ground, including gutters, valleys, outlets, hoppers and downpipes. The findings go into a written report with photos. Common reasons to book are gutters overflowing in heavy rain and sagging gutters and loose brackets, across parapet and box gutters, downpipes and fascias and soffits.

Older buildings in small places like Shatterling may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photo. You’ll see the good as well as the bad.

FAQs for Shatterling

Does a conservation area affect roof work in Shatterling?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do you cover smaller places like Shatterling?

Yes. Shatterling is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Can you survey a shared roof?

Yes, once access has been agreed. Roofs over flats are often shared, so we need permission from whoever owns or manages the building. We inspect only the parts we are allowed to reach.

Is this a RICS survey?

No. We check the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Are you structural engineers?

No. We note visible signs like sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.

What happens next?

You’ll get the report by email, with photos and clear recommendations. With Standard there is a follow-up consultation; with Premium, an in-person consultation.

Do you look in the loft space?

Where it is relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.

What happens on the day

The aim of the visit is simple: to look at the gutter as closely as is safe and record what we find. Notes and photographs go into the written report. It typically takes between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. Cottages and farmhouses around Shatterling often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen.

  1. We agree which parts of the building you are most worried about.
  2. We look along each run for debris, sagging and drips.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.

Before the survey

Advice

Checking the roof from ground level

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

How we price gutter surveys

To price your survey, we look at:

  • House, block, shop or office
  • Whether thermal imaging or a drone is needed
  • The shape of the roof and its details
  • Extensions, dormers and garages with roofs of their own

A Basic Survey starts from £150, including VAT. Standard is from £250 and Premium from £400. You will know the exact price before booking.

What we need to know

Before you get in touch, it is useful to have:

  • Your timetable, like an exchange date
  • What made you get in touch
  • Any marks or damp showing indoors
  • The kind of building and roof involved

For a price for gutter surveys in Shatterling, phone 07833 053749 or drop us an email. The address, the type of property and what you’d like to know help us price the survey accurately.

Surveys for landlords and agents in Shatterling

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, call 07833 053749 or use the contact form.

Do you need a gutter survey in Shatterling?

Moss grows on many tiled and slate roofs, and rain washes it down into the gutters. With grit from the coverings, it forms a thick sludge that holds water in the gutter and gives plants somewhere to grow.

We’re often asked to look at:

  • Gutters that have fallen out of line
  • Hoppers and outlets full of debris
  • Gutters full of debris and silt
  • Overflowing eaves gutters

If you let a flat or house near Adisham station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Before booking any roof surveyor

  • Their drone registration, if they fly one
  • How much experience they have with roofs like yours
  • What’s outside the scope of the survey
  • What happens after the report arrives

Tips that help

Over many surveys, some simple habits stand out:

  • Do not climb a ladder to look in the gutters
  • Have overhanging branches cut back
  • Do not leave hidden gutters out of a clear-out
  • Get the gutters cleaned out every year

How quickly the report arrives depends on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. We email it to you as soon as it’s ready.

Look at the gutters from indoors or the ground when it pours. Overflows and dripping joints are a sign to act before the walls suffer.

Gutter surveys around Shatterling

With Goodnestone Park about 2.5 miles south, Shatterling sits in an area with a long building history. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

The streets around a church like St Mary's Church are often among the oldest in a place, and if your house is among the older ones nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look. Anyone responsible for a site like Wingham Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
