Thermal roof surveys for Well Head homes and businesses

What we do, step by step

You don’t need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. A typical survey takes between one and two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. In a hamlet or village like Well Head, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. We look over the roof from wherever it’s safe.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. We take moisture readings where the images suggest a problem.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Getting ready for the survey

  • Show us where any leaks or stains appear
  • Move anything stored under the loft hatch
  • Make a note of anything you’d like us to look at

Advice

Thermal roof survey in Well Head: what you get

On a flat roof, wet insulation holds heat longer than dry insulation. So a wet patch can show as a warmer or cooler area on the camera. This can give an idea of how far water has travelled beneath the membrane, which is hard to judge by eye. We then check those areas with moisture readings. If you’ve noticed moisture around outlets and upstands and damp patches with no obvious cause, a survey will tell you what’s going on, whatever the roof.

In a small place like Well Head, open ground can mean strong wind. Strong wind or heavy rain stops a small drone flying, and calm conditions also suit thermal imaging best. The visit is planned around the forecast, along with the journey and access. If the day turns windy or wet, the visit can be moved.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Thermal roof surveys around Well Head

If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these.

For an older house near a landmark such as St Mary's Church, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help. Historic houses such as Goodnestone Park, about 1.6 miles south, show how far back building around Well Head goes. Older roofs nearby can be steep and hard to see from ground level, and a survey by drone or thermal camera doesn’t touch the roof itself. For site and facilities teams at buildings such as Wingham Primary School, a drone or thermal camera can show a large roof in a single visit.

Can thermal imaging show missing insulation?

The camera can point to heat loss and gaps in insulation. The survey isn’t an energy rating or a heat loss calculation, but the report shows where to look more closely.

Is thermal imaging useful on pitched roofs?

It can be useful, though pitched roofs are normally harder to read. Slates and tiles over a ventilated space can mask what’s below, so we combine it with an inspection from the loft where there is safe access.

How long have you been surveying roofs?

We’ve completed more than 5,000 surveys, over more than 20 years.

Can a thermal survey trace a roof leak?

It can help narrow down where water may be getting in. Patterns can suggest where trapped water has spread. It’s used alongside a close inspection and moisture readings because the camera can’t confirm water on its own.

What does the report include?

A written report with photos, covering the condition of the roof, the defects we found and what we recommend, with the most urgent first where relevant. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.

Tips from our surveys

You don’t need to be a roofer to help. What helps most:

  • Photograph damp patches with the date
  • Note where damp appears and after what weather
  • File the images with your roof records
  • Ask us about the forecast if rain is expected

We note the weather and surface conditions, and how they may have affected the results. That way you know how much weight to give each finding.

Check that loft insulation is laid evenly and hasn’t been pushed aside. Gaps often appear after work in the loft.

When you need someone else

A survey is a proper look at the roof, but it can’t do everything. Its limits include:

  • A structural engineer’s assessment
  • Reliable images in rain, strong wind or on a wet roof surface
  • Confirming water without moisture readings

If in doubt, ring 07833 053749 or drop us an email and we’ll suggest the right survey before booking. What our survey covers.

What this survey covers

  • Loft conversions
  • Pitched roof slopes
  • Insulated roof spaces
  • Commercial roofs
  • Flat roofs
  • Ceilings below the roof

Should I look at the roof myself first?

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.

Leave it or get it looked at?

A damp patch that keeps coming back normally has a cause that hasn’t been found. Thermal imaging with moisture readings can help narrow it down, instead of trying repair after repair. Older cottages and farmhouses around Well Head can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it’s left.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before you book.
