Independent thermal roof surveys in Shatterling

What happens on the day

The visit has one job: to see as much of the roof as can safely be seen and record it clearly. Notes and photographs go into the written report. It usually takes roughly 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. Cottages and farmhouses around Shatterling often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. You let us know about the roof and any damp, leaks or cold rooms.
  2. The weather and surface conditions are recorded.
  3. We inspect the roof and take thermal images during the same visit.
  4. Moisture readings are used to check what the camera shows.
  5. The Premium report reaches you the same day, and we go through it with you in person.

Thermal roof survey in Shatterling

Wet insulation under a flat roof covering holds heat for longer than dry. So a wet patch can show as a warmer or cooler area on the camera. This can give an idea of how far water has travelled beneath the membrane, something you can’t typically tell from the surface. We then check those areas with moisture readings. If you’ve noticed thin or uneven insulation in the roof and water getting in at parapets and stacks, a survey will tell you what’s going on, on ceilings below the roof, pitched roof slopes and loft conversions alike.

Some older homes in villages like Shatterling are listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, which suits a building where any change needs care, before anyone decides what work it needs. Check with the council before planning any work on a listed building or one in a conservation area.

We write the report in plain English, so you don’t need to be a roofer to follow it. Photos show what each point refers to, and recommendations are put in order of urgency where relevant.

FAQs for Shatterling

Do you cover smaller places like Shatterling?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

How do I find out if my home in Shatterling is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

How quickly is the report sent?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email.

How do I arrange a thermal roof survey in Shatterling?

It’s easiest to phone 07833 053749 or email us. Give us the address and a few details about the roof, and we’ll recommend the right survey. Surveys run on any day of the week.

Can you survey a shared roof?

Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Tell us about it when booking and we will plan the survey around it.

Is this a RICS survey?

No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

How much does a thermal roof survey cost?

It’s part of the Premium Survey, from £400. You also get an in-person consultation and a 12-month follow-up. Larger commercial roofs are quoted for their size.

Before and after the survey

Most of what helps is simple and safe from the ground. Our suggestions:

  • Keep the report to compare against after any repair
  • Check from ground level or a window, never by climbing
  • Tell us where and when you’ve seen damp or stains
  • Clear leaves from outlets and gutters each autumn

Premium Surveys include an in-person consultation, giving you the chance to talk through the images and findings. A follow-up 12 months later is included as well.

Keep outlets and gutters clear so water drains off the roof quickly. The less water sits, the less can find its way beneath.

What a thermal roof survey doesn’t cover

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Hidden layers that need to be opened up to check
  • Whether the deck or roof structure is strong enough
  • Insulation values or heat loss calculations

If in doubt, ring 07833 053749 or send us an email and we will suggest the right survey before you book. What a survey covers and doesn’t.

What we check

  • Loft conversions
  • Flat roofs
  • Pitched roof slopes
  • Ceilings below the roof
  • Insulated roof spaces
  • Commercial roofs

Can I check my roof myself?

During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

What we look for on each type of roof

Parapets, valleys and junctions

Damp at junctions can be hard to see by eye. A careful visual inspection goes alongside the images.

Loft insulation

Loft insulation is easily disturbed when people store things or run cables. The camera can show where it no longer covers the ceiling.

Why get it checked now?

Before replacing a large flat roof, it helps to know how much of it is actually wet. Thermal imaging, checked with moisture readings, gives a clearer picture before you spend. Where a roof is exposed, as many are in small places like Shatterling, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

Flying and imaging in Shatterling

The wider area around Shatterling has a long history of building, with Goodnestone Park about 2.5 miles south. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.

Take an older house close to St Mary's Church: tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. If you look after a building such as Wingham Primary School, a view from above covers a wide roof far faster than walking it.
