Flat roof survey in Well Head: what you get

Many commercial buildings and blocks of flats have big flat roofs. On a roof like this, a survey shows where the covering is wearing, where water is ponding and which outlets need attention. We record the condition with photos so work can be planned and budgeted. We quote commercial roofs on their size and how they’re reached, so it helps if you call 07833 053749 or use the contact form with the address and a rough idea of the roof area. We survey upstands and outlets, EPDM rubber and mastic asphalt, and common reasons people get in touch are failed upstands where the roof meets a wall and splits, cracks and crazing.

Some older homes in villages like Well Head are listed or in a conservation area, which can shape what a new flat roof may look like. If you are planning work, check with the council first. Knowing the roof’s condition is the starting point. Listed building consent is needed for changes that affect a listed building’s special interest.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

What you can safely check yourself

Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Different roofs, different checks

GRP fibreglass

GRP roofs can last up to about 30 years when they’re laid well. Cracking where boards meet or where the deck moves is a common early sign of trouble.

Single-ply membranes

Many offices, units and newer flats have a single-ply PVC or TPO roof. The survey looks at welded seams, edges, fixings and signs of damage.

Flat roofs in Well Head

Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops. The wider area around Well Head has a long history of building, with Goodnestone Park about 1.6 miles south. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

Take a building like Wingham Primary School: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. For landlords with property near Adisham station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

The survey, step by step

The visit usually starts outside and finishes in the loft: outside views come first, then the loft space if there is safe access. All told, expect roughly 1–2 hours for most houses, with bigger or more complicated roofs taking longer. For a village or hamlet like Well Head, the journey is planned beforehand: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can safely be seen, inside and out.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. Inside, we look for damp and staining under the roof where there is access.
  5. We send a written report with photos, the defects we found and what we recommend.

How to prepare

  • Agree roof access with the managing agent if it’s shared
  • Let us know about any leaks, stains or damp patches you know of
  • If it isn’t your property yet, arrange access through the agent

How we price flat roof surveys

Prices always include VAT. The things that change the price are:

  • Whether thermal imaging or a drone is needed
  • How big the roof is
  • Features like valleys, chimneys, dormers and parapets
  • How many separate roofs there are, such as extensions, dormers and garages

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.

Getting in touch

You do not need to know any roofing terms. Just tell us:

  • How the loft is reached, if there is one
  • Any stains, drips or damp patches you’ve seen indoors
  • The type of building and roof, like pitched or flat
  • What’s prompted the survey

Not sure which survey you need? It’s easiest to phone 07833 053749 or email us and describe the roof and why you want it surveyed. We will explain the options and the price.

When to book a survey in Well Head

Every flat roof covering has a working life. Felt roofs often last around 15 to 20 years, EPDM often 30 to 50 years and GRP up to about 30, though workmanship and upkeep make a big difference. A survey shows how yours is holding up, whatever its age.

Problems we come across often include:

  • Dips that suggest the deck is deflecting
  • Standing water left after rain
  • Blisters and bubbles in the covering
  • Loose or cracked edge trims

If your home is one of the older ones in the streets near St Mary's Church, the flat roofs on later extensions tend to wear out long before the main roof.

Before booking any roof surveyor

  • Whether any drone flown is registered with the CAA
  • What insurance they carry
  • Whether VAT is in the quoted price
  • Whether the inside of the roof is included
