Flat roof survey in Wingham: what you get

Offices, shops, industrial units and blocks of flats often sit under large flat roofs. On a roof like this, a survey shows where the covering is wearing, where water is ponding and which outlets need attention. The photographed record helps you plan and budget for work. We quote commercial roofs on their size and how they’re reached, so it helps if you call 07833 053749 or email us with the address and a rough idea of the roof area. Common reasons to book are splits, cracks and crazing and leaks around rooflights, on felt flat roofs, upstands and outlets and single-ply membranes.

Some older homes in villages like Wingham are listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Listed building consent is needed for changes that affect a listed building’s special interest.

We write the report in plain English, so you do not need to be a roofer to follow it. Photos show what each point refers to, with the urgent items made clear.

What a survey costs

We confirm the price for your survey before you book. These are the things that affect it:

  • House, block, shop or office
  • The number of roofs, including extensions and garages
  • Roof area
  • Any need for thermal images or a drone flight

Every price we give includes VAT. Flat roof survey starts from £150, including VAT. We confirm the price for your survey before booking.

What we need to know

You do not need to know any roofing terms. Just let us know:

  • The type of building and roof, such as pitched or flat
  • What’s prompted the survey
  • Anything about access we should know
  • Your timetable, like an exchange date

Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, phone 07833 053749 or drop us an email.

Should I look at the roof myself first?

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Local flat roofs in Wingham

Goodnestone Park, about 2 miles south, is one of the historic houses in the wider area around Wingham. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

If your home is one of the older ones in the streets near St Mary's Church, flat-roofed rear additions and dormers added over the years are worth checking. For site and facilities teams at buildings such as Wingham Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. Landlords with a home close to Adisham station may find that flat roofs on let property tend to be checked only when they fail, which is the costly way round.

Wingham is about 6 miles east of Canterbury, in Kent. Surveys in Wingham work the same way as everywhere we cover: a close look at whatever is safely visible, photos and a clear written report. Our Kent coverage includes Wingham. Our Canterbury page covers surveys nearby.

How the survey works

We look at the roof from outside and, where it’s relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit typically takes about 1–2 hours at a typical home, while a commercial roof takes nearer three to four hours. Older rural homes like those around Wingham can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. We check the rooms or spaces under the roof for staining where there’s access.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. The report explains the condition and recommends what to do first.

Useful tips for Wingham property owners

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Plan a survey before the covering reaches the end of its usual life
  • Ask whoever fits equipment on the roof to make good the covering
  • Look for standing water a day after rain
  • Keep clear of rooflights and fragile roof sheets

After the visit, we write up the report with photographs of what we found. It explains the covering, its condition and every defect, and what we recommend. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

After heavy rain, look at the roof from an upstairs window if you can. Water still lying a day or two later is worth getting looked at.

FAQs for Wingham

Do you carry out roof surveys in Wingham?

Yes. We cover the whole of London and South East England, and Wingham is part of that. You can phone 07833 053749 or send us an email with the address and some details, and we’ll talk through which survey suits.

Do you cover smaller places like Wingham?

Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.

Can you survey any kind of flat roof?

We survey felt and built-up roofs, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply PVC and TPO. Not sure what yours is? We will tell you in the report.

Does a flat roof survey replace a RICS survey?

No. We look closely at the flat roof rather than the whole building. It works alongside a RICS home survey, not instead of one, and it is not a structural engineer’s report.

I live in a flat. Can you survey the roof?

Yes, if the freeholder or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.

What does a roof survey cost?

Prices start from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, including VAT.

How many years has my flat roof got left?

We don’t give a fixed number of years, because so much depends on upkeep, exposure and workmanship. Our report describes the condition and what needs doing, and when.

What happens if roof problems are left?

Ponding seldom gets better on its own. Most often it means blocked outlets, poor falls or a deck that is dipping, and every wet spell adds to the wear. Knowing the cause early gives you more choice over what to do. Around Wingham, older homes frequently have old roof timbers, where water from a failed roof can cause rot if it’s left.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.

What this survey cannot tell you

It helps to know what a survey won’t do before booking:

  • Areas we cannot see or reach safely, including fragile rooflights and sheeting
  • Whether old sheeting or boards contain asbestos
  • An exact number of years the roof has left

If you are not sure which survey you need, call 07833 053749 or send us an email and we’ll give you a straight answer before you book. The full list of what we check.
