DIY checks: what’s safe

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

New roof snagging in Marley: what you get

People book us after having a roof replaced or re-covered and some new-build owners want their roof looked at. Whatever the roof, we inspect as far as it can safely be seen, from the ground, vantage points, the roof space and the roof where safe. A photo report follows, ready to share with your roofer or builder. We’re often asked to look into untidy or loose verge details and broken coverings left on a new roof, on ridges and verges, loft conversions and dormers and new flat roofs.

Some older homes in villages like Marley are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it’s worth knowing which applies, as well as what condition the roof is in. England has around 10,000 conservation areas and about 500,000 listed buildings.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What a survey costs

Several things affect the price of a survey:

  • How many separate roofs there are, such as extensions, dormers and garages
  • Features like valleys, chimneys, dormers and parapets
  • Height and safe access
  • If the survey needs thermal imaging or a drone

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.

Helping us price your survey

What helps most when you contact us:

  • What’s prompted the survey
  • The property’s address and postcode
  • Whether there is a loft hatch, a shared roof or tricky access
  • Pictures of the roof from a safe spot, if you have them

When you are ready to go ahead, ring 07833 053749 or email us. From there it is a case of choosing a package, agreeing the price and fixing a day.

Common questions in Marley

Is my home in Marley listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Is Marley within the area you cover?

Yes, Marley is covered. We survey roofs across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Can you survey a shared roof?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so whoever owns or manages the building needs to agree access. We can only inspect what we are given access to.

What insurance do you have?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

Do you check new-build roofs?

Yes, new-build roofs are checked in the same way as replacement roofs. You get a photo report of any snags for you to pass to your builder.

Is this an asbestos survey?

No. Asbestos surveys and sampling are not something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

The survey, step by step

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes about one to two hours for a house, and more on a big or complicated roof. Somewhere like Marley needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. First, you let us know what the roofer did and any concerns you have.
  2. The new coverings, ridge, hips and verges are inspected where it’s safe to see them.
  3. Valleys, flashings, gutters and the underlay at the eaves are looked at.
  4. We look in the roof space, where there’s safe access, and around the property for debris or damage.
  5. You get a photo report listing the snags we found.

Getting ready for the survey

  • Mention any parking restrictions on your street
  • For flats, make sure roof access has been agreed
  • Keep pets inside or away from the areas we’re looking at

Why it’s worth a survey now in Marley

A minor snag left alone can turn into a leak. Loose details can let water through in the first heavy storms. Finding them early means they can be dealt with quickly. Around Marley, older homes frequently have old roof timbers, where water from a failed roof can cause rot if it is left.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Size, height and access can affect the price too.

Historic houses such as Leeds Castle, about 2.5 miles west, show how far back building in the area around Marley goes. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. The streets around a church like St John the Baptist's Church are often among the oldest in a place, and if your home is one of the older ones nearby, the roof may have had decades of patch repairs, and the survey shows where they are.
