Flat roof surveys for Marley homes and businesses

Landlords, agents and block managers in Marley

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

Flat roof survey in Marley: what you get

Standing water is one of the first things we look for on a flat roof. It can mean the falls were never right, an outlet is blocked or the deck has started to sag. We record where water sits, check the outlets and look for dips that suggest deflection. If the deck itself looks like a structural concern, we will recommend a structural engineer. We survey GRP fibreglass, upstands and outlets and single-ply membranes, and the problems we’re asked to look at most are failed seals around rooflight kerbs and ponding water that doesn’t drain away.

In a small place like Marley, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Felt roofs, which often last around 15–20 years, typically show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

How it works

Photographs are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. Most surveys take between one and two hours at most homes, and longer for a large or complex roof. In a small place like Marley, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

How to prepare

  • Show us where any leaks or stains appear
  • Tell us where we can park nearby
  • For flats, make sure roof access has been agreed

How to book

A quick phone call is typically the easiest start: call 07833 053749 or send us an email and we will ask a few questions about the roof. The price is agreed before a date is set.

Questions from Marley

Do you cover smaller places like Marley?

Yes, Marley is covered. We survey roofs across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.

Do you carry out roof surveys in Marley?

Yes. We work right across London and South East England, and Marley is part of that. You can ring 07833 053749 or email us with the address and some details.

Can you survey in bad weather?

Light rain does not typically stop a survey. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions aren’t right we’ll arrange another day with you.

What happens after the survey?

You’ll get the report by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.

Do you survey commercial flat roofs?

Yes. We survey flat roofs on commercial buildings as well as homes. A commercial roof usually takes about 3 to 4 hours on site, longer if it’s large or complex, with larger roofs quoted on their size.

How many surveys have you done?

Over 5,000 surveys so far, across 20+ years of surveying roofs, and 98% of customers are satisfied.

How do you inspect a flat roof?

Where it is safe, the roof is inspected from the roof itself. Otherwise we use windows, vantage points and the spaces below, and we note any area we couldn’t see. We don’t walk on fragile rooflights or sheeting.

Flat and commercial roofs around Marley

Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. The wider area around Marley has a long history of building, with Leeds Castle about 2.5 miles west. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

Take a building like Harrietsham Church of England Primary School: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. If you own a rental within reach of Harrietsham station, the flat roof over a let home is worth a look before it becomes a tenant complaint. The streets around a church like St John the Baptist's Church are often among the oldest in a place, and if you own one of the older houses nearby, the joins between later flat roofs and the old walls are where problems normally start.

How the survey changes by roof type

Felt and built-up roofs

Felt roofs often last around 15 to 20 years, depending on how they were laid and looked after. Our report sets out its condition and the areas most at risk.

Rooflights and upstands

Upstands at walls and parapets need to stay watertight as the building moves. We check for splits, gaps and loose flashings above the upstand.

Tips from our surveys

A survey works best with a little help from you, before and after. Tips:

  • Check from a window for ponding after heavy rain
  • Note the date and type of any roof work
  • Have the roof looked at again after a severe storm
  • Clear roof outlets and gutters each autumn

Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one, giving you a chance to go through what we found.

Check the roof from a window after a downpour. If water is still there a day or two later, have it checked.
