Practical tips

These tips come from what we see on roofs every week:

  • Make sure new fixings through the roof are properly sealed
  • Plan a survey before the covering reaches the end of its usual life
  • Treat rooflights and old sheeting as fragile
  • Watch the ceilings below the flat roof for stains

You get the report by email and can pass it to a roofer, your solicitor, the seller or your managing agent. Each defect is described in plain words and shown in a photo, so anyone reading it can see what we saw.

Get splits, lifted seams and loose trims seen to while they’re small. A flat roof that’s looked after between surveys typically lasts longer.

How a flat roof survey works in Chegworth

If the house you are buying has a flat roof on an extension, dormer or garage, it’s worth knowing its condition before exchange. Many felt roofs need renewing after around 15 to 20 years, and EPDM and GRP often go on for longer. We set out the type of covering, its condition and the defects we found, with photos of each. That gives you facts to raise with the seller or agent. We survey upstands and outlets, EPDM rubber and felt flat roofs, and common reasons people get in touch are blistering in felt or asphalt and pools of water lying on the roof.

Older buildings in small places like Chegworth may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Knowing the roof’s condition is the starting point. Changes that affect a listed building’s special interest need listed building consent.

The report doesn’t just list problems. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

What we’re asked to look at in Chegworth

A buyer’s general survey often recommends a closer look at a flat roof. Building owners and managing agents book to plan maintenance, or before a sale or a new lease. In each case, the report gives a written, photographed record of the roof’s condition.

Things that frequently lead to a survey include:

  • Failed upstands where the roof meets a wall
  • Pools of water lying on the roof
  • Damaged trims at the roof edge
  • Raised blisters across the surface

For site and facilities teams at buildings such as Harrietsham Church of England Primary School, a large flat roof with a good many outlets and rooflights has many places where a membrane can fail.

Before booking any roof surveyor

  • Whether you can ask questions once you have the report
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Their track record with similar roofs
  • Whether the loft is part of the inspection

What to expect from a roof survey

How the survey changes by roof type

Mastic asphalt

Older asphalt can become brittle and crack as the roof moves. The report shows where it is cracking and how far it seems to extend.

Rooflights and upstands

Rooflights, lanterns and upstands are where many flat roof leaks begin. We check how the covering is finished around each rooflight and upstand.

What a flat roof survey looks like in Chegworth

With Leeds Castle about 0.9 miles west, Chegworth sits in an area with a long building history. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

For landlords with property near Harrietsham station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. If you live in an older home near Church of St Margaret, the joins between later flat roofs and the old walls are where problems typically start.

Why act early in Chegworth

Standing water on a flat roof rarely sorts itself out. Most often it means blocked outlets, poor falls or a deck that is dipping, and every wet spell adds to the wear. Knowing the cause early gives you more choice over what to do. In a small place like Chegworth, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 inc. VAT. We’ll tell you which package suits the questions you have.

What affects the price in Chegworth

We confirm the price for the job before you book. This is what makes a difference:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Height and safe access
  • Which survey package you book
  • Extensions, dormers and garages with roofs of their own

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.

What to let us know when you get in touch

Some details help us recommend the right survey and price. When you get in touch, it’s useful to mention:

  • Your postcode, so we can check access and travel
  • The kind of building and roof involved
  • Any marks or damp showing indoors
  • Why you want a survey: buying, a leak, a storm or new work

Flat roof survey starts from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can ring 07833 053749 or send us an email to find out.

Chegworth questions

Is my home in Chegworth listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is Chegworth within the area you cover?

Yes, Chegworth is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

How many years has my flat roof got left?

There’s no honest way to give an exact number of years. As a guide, felt often lasts around 15 to 20 years, EPDM often 30 to 50 and GRP up to about 30, but your report describes the actual condition.

Is it a structural engineer’s report?

No. Visible signs such as deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.

What’s the best way to book?

It is easiest to ring 07833 053749 or email us. Tell us the address and a little about the roof. Surveys run seven days a week.

What will the report tell me?

Written findings with photographs, explaining the condition of the flat roof, any defects and our recommendations. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.

What does a roof survey cost?

Flat roof survey starts from £150, including VAT. You will know the exact price before booking. For a price, phone 07833 053749 or drop us an email.

What we do, step by step

The visit has one job: to see as much of the flat roof as can be seen safely and record it clearly. Notes and photographs go into the written report. It normally takes an hour or two for most houses, or half a day or so for a commercial building. Cottages and farmhouses around Chegworth frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. We view the roof from ground level, from windows and from the roof where it is safe to do so.
  3. Every part of the roof we can see is looked at: covering, falls, upstands, outlets, trims and rooflights.
  4. Inside, we look for damp and staining under the roof where there is access.
  5. The findings are written up with photographs and recommendations and emailed to you.
