Hareplain homes and their roofs

What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest.

If you own a rental within reach of Headcorn station, a roof report gives you a clear picture before you buy or settle up with a roofer.

How new roof snagging works in Hareplain

Ventilation matters on a new roof. Where vents have been fitted at the ridge or eaves, we check them and look in the roof space for condensation. What we see goes in the report. Without enough airflow, a roof space can suffer from condensation, which is easier to put right while the roofer is still involved. It all goes in the report. If you’re worried about loose or badly finished ridge tiles and vents that weren’t fitted or are covered, a survey will tell you what’s going on.

Somewhere as small as Hareplain, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Whether you’re buying or have just had a roof replaced, each material has its own checks. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Roof by roof

Slate roofs

Good natural slate is very long-lasting, so the laying matters. We look for slipped, cracked or uneven slates.

Ridges, hips and verges

The top and edges of a roof are the most exposed. We check mortar, dry-fix systems and fixings where they can be seen.

What we can’t see

It’s a careful look at the new roof, not the whole story. The main limits are:

  • Deciding who is at fault in a disagreement
  • What’s under the new coverings
  • Pricing the remedial work

If in doubt, ring 07833 053749 or email us and we’ll suggest the right survey before booking. What a survey covers and does not.

Roof types and parts we check

  • Replacement roofs
  • Ridges and verges
  • New-build homes
  • Loft conversions and dormers
  • Flashings and valleys
  • New flat roofs

The survey, step by step

We look at the roof from outside and, where it’s relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit typically takes between one and two hours for a typical new house roof, longer where the roof is large or complicated. In a hamlet or village like Hareplain, a postcode doesn’t always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We agree what to focus on, such as a payment date or a warranty period ending.
  2. The roof is inspected from ground level, vantage points and the roof where safe.
  3. Each detail at ridges, verges, valleys and flashings is looked at.
  4. We check the gutters, lower roofs and walls for debris or damage.
  5. You receive a report to share with your roofer.

How to prepare

  • For flats, make sure roof access has been agreed
  • Have any questions written down, so nothing gets missed
  • Gather any invoices or paperwork from past roof work

How to book

Photos help, if you have them. Take them safely from ground level or a window; never climb up to get a better view. To get started, ring 07833 053749 or drop us an email.

Your questions about new roof snagging in Hareplain

Do you carry out roof surveys in Hareplain?

Yes. We cover the whole of London and South East England, and Hareplain is part of that. Just ring 07833 053749 or drop us an email and let us know about the property.

Do you cover smaller places like Hareplain?

We do. Villages and rural addresses get the same survey as a town house.

When should I book new roof snagging?

Once the roofer says the job is done, ideally before you pay in full. That gives time for any snags to be put right.

Do you check new-build roofs?

Yes. We inspect the roof as far as it can safely be seen and photograph what we find. It’s worth booking before your builder’s defects period ends.

Do you survey on Saturdays and Sundays?

We carry out surveys on weekdays and at weekends. To arrange a date, call 07833 053749 or drop us an email.

Which parts of the roof does snagging cover?

We check the coverings, ridges, verges, hips, valleys and flashings, along with ventilation, gutters and the underlay at the eaves. We also look for debris left behind and damage to other parts.

How experienced are you?

Over 5,000 surveys so far, across 20+ years of surveying roofs, and 98% of clients are satisfied.

Tips that help

Small things make a difference. Some pointers:

  • Send the snagging report to your roofer
  • Check the roof before you pay in full
  • Check that gutters weren’t left full of offcuts
  • Walk round the house to look for knock-on damage

Once the work is finished, check the ceilings and loft after the next downpour. Raise any new signs of water with your roofer promptly.

Tell your roofer at the start that the work will be inspected. Everyone then knows what to expect and time is set aside for snags.

Common roof problems in Hareplain

Flashings are a common source of snags. Loose or badly fitted flashings can let water in at the first heavy rain.

Problems we come across often include:

  • Vents that weren’t fitted or are covered
  • Loose flashings at walls or chimneys
  • Gutters or fascias damaged during the job
  • Cracked mortar at the ridge or hips

Whatever the street in Hareplain, a roof costs least to look after when faults are caught early.

Questions to ask before booking

  • Is there a chance to talk the report through?
  • Whether any drone flown is registered with the CAA
  • What the report includes, and whether it has photographs
  • Whether the inside of the roof is included
