What affects the price in Hareplain

Prices vary from roof to roof, for these reasons:

  • If the survey needs thermal imaging or a drone
  • Features like valleys, chimneys, dormers and parapets
  • The roof’s overall size
  • Which survey package you book

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You’ll know the figure before booking.

Booking your survey

Getting the details right at the start saves time. Please include:

  • The style of property, from a terrace to a block
  • Your postcode, so we can check access and travel
  • Pictures of the roof from a safe spot, if you have them
  • Where any leaks, stains or damp patches show inside

If you have photos of the roof, send them over. Pictures from the ground or a window are fine, and please don’t climb up for a closer look. To send them or to book, ring 07833 053749 or use the contact form.

Gutter survey in Hareplain: what you get

Eaves gutters at the front of a building are easy to spot but plenty of gutters are tucked away. Valley, parapet, box and secret gutters can send water indoors when they overflow. We inspect them as far as it is safe to see them, from the ground, from windows, from the roof space and from the roof where it is safe. Many leaks indoors start at a hidden gutter. We survey outlets and hoppers, downpipes and eaves gutters, and the problems we’re asked to look at most are downpipes that are split or coming away and valley or box gutters that overflow inside.

In a small place like Hareplain, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Hareplain: your questions answered

Is Hareplain within the area you cover?

Yes, Hareplain is on our map. Villages and rural addresses get the same survey as a town house.

How do I find out if my home in Hareplain is listed?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

What do I do with the report?

You will get the report by email, with photos and clear recommendations. With Standard there’s a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.

Do you need to get into the loft?

If there is a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.

How do I arrange a gutter survey in Hareplain?

Simply phone 07833 053749 or send us an email with the address. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.

How experienced are you?

Over 5,000 surveys so far, over more than 20 years, and 98% of clients are satisfied.

Will the survey check for asbestos?

No. We don’t carry out asbestos testing. If rainwater goods or soffits look like they could contain asbestos, we note it and recommend a specialist asbestos surveyor checks them before they’re disturbed.

What we do, step by step

We look at the roof from outside and, where it is relevant and there’s safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit usually takes an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. Somewhere as small as Hareplain, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. We check hidden gutters as far as safe access allows.
  4. Where it’s safe, we check the loft for signs of water.
  5. A report with photographs and recommendations follows.

Before we arrive

  • Move anything stored under the loft hatch
  • For a flat or shared roof, check access with the building owner or managing agent
  • Keep pets inside or away from the areas we are looking at

What we’re asked to look at in Hareplain

Sometimes a gutter struggles with the area of roof draining into it. An extension or extra roof slope can add water to an existing gutter and the weakness shows in a heavy downpour.

These are some of the problems a survey can pick up:

  • Overflowing eaves gutters
  • Sagging gutters and loose brackets
  • Leaking or loose downpipes
  • Joints that drip after rain

In and around Hareplain, as anywhere, a roof is easiest to deal with when its problems are found early.

Why act early in Hareplain

Damp walls are sometimes blamed on the wrong thing. If a leaking gutter or downpipe is the source, other work on the wall will not stop it. Checking the gutters first helps you spend in the right place. Matching old materials, like handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

A Basic Survey starts from £150, inc. VAT. Standard is from £250 and Premium from £400. You’ll know the price for your roof before booking.

Why book with us

  • Over 5,000 surveys carried out

Should I look at the roof myself first?

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.

During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.

Local roofs in Hareplain

Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Knowing the covering helps explain which parts of a roof are likely to need work first. An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.

Tips that help

Nothing here needs a ladder. Our suggestions:

  • Check for spilling water in a downpour
  • Watch ceilings under valley gutters for fresh marks
  • Keep climbers away from the eaves
  • Have gutters cleared at least once a year

How quickly the report arrives depends on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. It is sent to you by email as soon as it’s ready.

Deal with drips, sags and loose downpipes early. Left alone, they normally grow and spilled water harms brickwork and woodwork.
