Independent gutter surveys in Standen

Landlord and commercial surveys in Standen

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out with the most urgent first where relevant.

An agent can book and manage the survey for a landlord. We agree a time with the tenant beforehand.

Gutter survey in Standen

Eaves gutters at the front of a building are easy to spot, but many are not. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can send water indoors when they overflow. We inspect them as far as it is safe to see them, from ground level, from windows, from the loft space and from the roof where it is safe. Hidden gutters are a common source of leaks inside. If you’ve noticed soffits marked by water and cracked or loose downpipes, we can find out what’s behind it.

Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are frequently where weather gets in first.

We write the report in plain English, so you don’t need to be a roofer to follow it. Photographs show what each point refers to, with the urgent items made clear.

Can I check my roof myself?

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

What a gutter survey looks like in Standen

Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Whichever you have, the details that tend to fail before the covering itself get the closest look. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.

If you let a flat or house near Headcorn station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Standen is about 9 miles west of Ashford, in Kent. Surveys in Standen work the same way as everywhere we cover: a careful inspection, photos and a written report. Our area takes in places right across Kent, large and small. There is also a page for Maidstone.

Different roofs, different checks

Box and secret gutters

A secret gutter is tucked under the slates or tiles at an abutment or valley and is easy to overlook. We check what’s visible and note what is not.

Aluminium and other metal gutters

Long metal gutter runs on larger buildings can hide blocked outlets so outlets get close attention.

What this survey can’t tell you

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Confirming asbestos in older rainwater goods
  • The inside of a downpipe along its whole length
  • Underground drains, which need a CCTV drain survey

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you. What a survey covers and does not.

What this survey covers

  • Valley gutters
  • Outlets and hoppers
  • Downpipes
  • Fascias and soffits
  • Parapet and box gutters

Standen questions

Is Standen within the area you cover?

Yes, Standen is on our map. A small place gets exactly the same survey as a big one.

Does a conservation area affect roof work in Standen?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can you survey a shared roof?

Yes, as long as access is agreed. Roofs over flats are often shared, so the building owner or managing agent needs to agree access. We can only inspect what we are given access to.

What’s in the report?

Written findings with photographs, explaining the condition of the gutter, any defects and our recommendations. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.

Does this replace a RICS home survey?

No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.

Is it a structural engineer’s report?

No. We’re roof surveyors, not structural engineers, and it does not include calculations. If we see signs that need an engineer’s opinion, we will recommend one.

Can a gutter survey explain damp on my walls?

We check whether rainwater from the gutters is reaching the wall from overflows, leaking joints or loose downpipes. We cannot see inside walls, so we report on what’s visible.

When to book a survey in Standen

Overflowing gutters in a downpour are a common reason to book. Others notice a damp wall, a stained ceiling or a green streak down the brickwork. A survey helps show where the water is coming from before it causes more harm.

Here are some of the things we see frequently:

  • Sagging gutters and loose brackets
  • Joints that drip after rain
  • Overflowing eaves gutters
  • Downpipes that are split or coming away

Around Standen, as everywhere, small roof faults are simplest to sort before they let water in.

What to check before booking

  • Whether VAT is added on top
  • When you will get the report
  • Their insurance cover
  • Whether the loft space is looked at, where there is one

What’s in a roof survey

What happens on the day

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes roughly 1–2 hours on an ordinary house; commercial roofs usually need 3–4 hours. If you have questions on the day, just ask. Somewhere like Standen needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. Where it’s safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.

Before we arrive

  • Make a note of anything you’d like us to look at
  • Keep pets out of the way during the survey
  • Buyers: confirm access with the estate agent or seller
