Flat Roof Survey in Standen
A careful look at the flat roof at your property in Standen, and put it all in a written report with photographs.
- Blisters and bubbles in the covering
- Loose or cracked edge trims
- Water getting in at rooflights
Flat roof survey in Standen
Each flat roof is looked at from the safest viewpoints we have: on the roof where it is safe, from windows and higher ground, and from the rooms below where we can reach them. We don’t walk on fragile rooflights or fragile roof sheeting. If part of the roof can’t be seen or reached safely, the report says so, so you know exactly what was covered. If you’re worried about water getting in at rooflights and blistering in felt or asphalt, a survey will tell you what’s going on, on upstands and outlets, GRP fibreglass and EPDM rubber alike.
Somewhere as small as Standen, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included as you book.
The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Common questions in Standen
Do you carry out roof surveys in Standen?
Yes, Standen is one of the places we work. The survey and report are the same in Standen as anywhere else.
Is Standen within the area you cover?
Yes, we do. We work right across London and South East England, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.
Can you inspect my roof with a drone?
Yes, where it applies and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.
What happens next?
You receive the written report by email, with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.
Do you go up onto the roof?
Where it’s safe, the roof is inspected from the roof itself. Otherwise we use windows, vantage points and the spaces below, and the report says if any part couldn’t be seen. Fragile surfaces are never walked on.
What does ponding on a flat roof mean?
Standing water on a flat roof deserves a closer look. It can point to blocked outlets, poor falls or a deck that is sagging, and water that sits wears the covering sooner. We record where it sits and the likely cause.
Do you check flat roofs for asbestos?
We don’t carry out asbestos surveys. Buildings built or refurbished before 2000 may contain asbestos, for example in cement roof sheets. We note anything that could contain it, and a specialist asbestos surveyor should check it before it is disturbed.
How the survey works
It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. The visit typically takes an hour or two for a house, and about three to four hours for a commercial roof. Rural addresses near Standen can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.
- We start with the details: the address, the roof’s use and any leaks or stains.
- We view the roof from the ground, from windows and from the roof where it’s safe to do so.
- The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
- We check the rooms or spaces under the roof for staining where we can reach them.
- The findings are written up with photographs and recommendations and emailed to you.
How to prepare
- Leave a clear route to the loft
- Dig out any old roof reports or invoices
- Point out any leaks or damp patches
Book a survey
If you have photos of the roof, send them over. Take them safely from ground level or a window, and please don’t climb up for a closer look. To get started, call 07833 053749 or drop us an email.
Advice
What this survey cannot tell you
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- A promise that the roof will not leak in future
- Parts of the roof that are not safe to walk on or view
- A structural engineer’s assessment of the deck
Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you. What a survey covers and doesn’t.

Rented homes, blocks and businesses
Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.
With a portfolio of properties, surveys can be booked for more than one address. To discuss a number of properties, phone 07833 053749 or email us.
What a survey costs
The price reflects the time and kit the roof needs. The main factors are:
- Extensions, dormers and garages with roofs of their own
- Basic, Standard or Premium
- Roof area
- How complicated the roof is, with its valleys, chimneys and parapets
All our prices include VAT. Our price is from £150, including VAT. You’ll know the price for your roof before booking.
Booking your survey
If you can, have these to hand when you get in touch:
- The address and postcode of the property
- Where any leaks, stains or damp patches show inside
- Any photos you have, taken from ground level or a window
- What kind of property and roof it is
A quick phone call is normally the easiest start: call 07833 053749 or use the contact form, and we will ask about the building and what you need. You will have a price before anything is arranged.
Useful tips for Standen property owners
Some practical points come up on survey after survey. They apply to most roofs:
- Check that new brackets or units haven’t damaged the covering
- Check ceilings under the roof for damp patches
- Limit foot traffic on the covering
- Check the outlets after the leaves fall
Buyers can take the findings back to the seller or the agent. It can support a request for work before completion or a conversation about price, depending on what we found.
Have the roof surveyed every few years, and after any work that goes through it. You will spot changes early and have a record to look back on.
Roof by roof
Mastic asphalt
Older asphalt can become brittle and crack as the roof moves. We note where this is happening and how widespread it looks.
Rooflights and upstands
Rooflights, lanterns and upstands are where many flat roof leaks begin. We check the seals and the covering around each one.
What a flat roof survey looks like in Standen
Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.
Landlords with a home close to Headcorn station may find that flat roofs on let property tend to be checked only when they fail, which is the costly way round. In and around Standen, as anywhere, a roof is easiest to deal with when its problems are found early.
