What this survey can’t tell you

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • The repair itself (the investigation finds and reports the cause)
  • A promise to find every leak on a single visit
  • A structural engineer’s report

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we’ll tell you before you book. The full list of what we check.

What we look at

  • The roof space
  • Lead flashings
  • Flat roof details
  • Chimney stacks
  • Rooflights and dormers
  • Valleys and parapet gutters
  • Slate and tile slopes

Roof leak investigations for homes and businesses in Standen

Not every drip is a leak. In a badly ventilated roof space, condensation can form under the roof and drip, leaving marks that look just like rainwater. Telling the two apart matters, since the cure for one will not solve the other. The pattern of the damp, the ventilation and the timing all help us decide. We survey slate and tile slopes, rooflights and dormers and the roof space, and people most often book us about water dripping from rafters or underlay and ceiling stains that grow after rain.

Being in a small place like Standen makes no difference to how a leak or storm damage is looked at: we simply plan the journey and access ahead. Tell us where the water shows, when it appears and anything you’ve noticed outside, along with any repairs done before. Photographs of the stain and of the roof from outside are helpful too.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

The survey, step by step

We don’t take risks to get a closer look. Everything that can safely be seen is inspected, and anything we can’t see is noted in the report. The survey normally takes roughly 1–2 hours for most homes, though a hard-to-trace leak can take longer. Somewhere as small as Standen, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. You tell us where the water appears, when, and what the weather was doing.
  2. Inside, we check the stain and the ceiling around it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe vantage point.
  5. You receive a report with the likely source, photos and recommendations.

Before we arrive

  • If the roof is shared, arrange access with whoever manages the building
  • Check the loft hatch can be reached
  • Have keys ready for side gates, garages or roof access doors

Advice

What happens if roof problems are left?

A small drip today can be a bigger leak after the next storm. Wind lifts loose slates further and gaps widen. Tracing it now lets you plan the work rather than react to it. Around Standen, older homes frequently have old roof timbers, where water from a failed roof can cause rot if it is left.

To find out what your survey will cost, phone 07833 053749 or drop us an email with the address and a few details. We’ll confirm the figure before booking.

Practical tips

There is plenty you can do without going near the roof. What helps most:

  • Mention earlier attempts to fix the leak
  • Leave roof access to professionals
  • Protect furniture and flooring under the leak
  • Don’t touch fittings that water is reaching

Any roofer you ask to quote can work from the report. They’ll see exactly where the problem is, rather than at the stain.

After a downpour, look in the loft space with a torch, keeping to boarded areas. Watch for water marks, wet underlay and damp wood. Take photos of anything that changes.

Standen roofs and the weather

Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Each of these roof types has its own typical places for water to get in. An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.

Around Standen, as everywhere, small roof faults are simplest to sort before they let water in.

Your questions about roof leak investigations in Standen

Is Standen in the area you cover?

We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

How do I find out if my home in Standen is listed?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

How long does a roof leak investigation take?

The visit typically takes roughly 1–2 hours for most homes, though a hard-to-trace leak can take longer. We will give you an idea of timing as you book.

Does the report include photos?

Yes. The report includes photographs of what we found, so you can see exactly what each finding refers to.

Can you give me structural calculations?

No. Our survey is not a structural engineer’s report, and it doesn’t include calculations. If we see signs that need an engineer’s opinion, we’ll recommend one.

What happens next?

The report arrives by email. With Standard there’s a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.

How experienced are you?

We have more than 20 years’ experience and have completed over 5,000 surveys.

Common roof problems in Standen

A gutter that overflows can soak a wall and mark the ceiling inside. Parapet and box gutters are the worst for this, since a blocked outlet sends water over the lining and into the building.

Most people get in touch after spotting one of these:

  • Staining around the chimney inside
  • Leaks below a flat extension roof
  • Water coming in around a roof light or dormer
  • Brown rings on upstairs ceilings

If you let a flat or house near Headcorn station, a clear finding on where water gets in helps you brief a roofer right away.

What to check before booking

  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • What the survey won’t cover
  • Whether the price includes VAT
  • Whether the loft space is looked at, where there is one

What a roof survey includes

What we look for on each type of roof

Slate and tile slopes

‘Nail fatigue’ is a common cause of slipped slates. One slipped slate can be enough to cause a leak, especially in driving rain.

Lead flashings

Water from a failed flashing can travel down the wall or along a rafter. We check every flashing that could feed the stain.
