What we are asked to look at in Standen

Some defects simply cannot be seen with the eye. Trapped moisture, missing insulation and hidden heat loss are three examples. Thermal imaging gives us another way to look for them.

Typical things we are asked to look at include:

  • Areas of a flat roof that may hold water
  • Stains that keep coming back
  • Thin or uneven insulation in the roof
  • Water that travels before it shows

For properties in and around Standen, we check whatever is safely visible and explain what we find.

Questions to ask before booking

  • Whether any drone flown is registered with the CAA
  • Whether you get a written report with photos
  • Whether they hold professional indemnity and public liability insurance
  • Whether the inside of the roof is included

What a good roof survey covers

Thermal roof survey in Standen: what you get

A thermal imaging roof survey uses a thermal camera to show differences in surface temperature across a roof. Those patterns can point to trapped moisture, missing insulation or heat escaping. The camera doesn’t see water itself, so findings are checked with moisture readings. It comes as part of our Premium Survey, from £400. The report also notes the conditions on the day, since they affect what the camera can show. We survey flat roofs, loft conversions and ceilings below the roof, and common reasons people get in touch are patches of heat loss across the roof and leaks far from where the stain appears.

Villages like Standen frequently stand in open country, where wind can be strong. A small drone cannot fly safely in high wind or heavy rain, and thermal imaging works best with little wind. The visit is planned around the forecast, along with the journey and access. If the day turns windy or wet, the visit can be moved.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Thermal roof surveys around Standen

Headcorn Aerodrome is about 2 miles from Standen. If the drone is used for your survey, the Drone Safety Map is checked for restrictions first. What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list, before anyone quotes for re-roofing.

What we need to know

Some details help us recommend the right survey and price. When you get in touch, it is useful to mention:

  • Your timetable, such as an exchange date
  • The property’s address and postcode
  • What made you get in touch
  • Any marks or damp showing indoors

You can call us seven days a week, including Saturdays and Sundays. To book or ask a question, call 07833 053749 or send us an email.

What a thermal roof survey does not cover

We only report everything that’s safely in view on the day, so there are some things a survey cannot cover:

  • Insulation values or heat loss calculations
  • Reliable images in rain, strong wind or on a wet roof surface
  • Hidden layers that need to be opened up to check

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you. The full list of what we check.

What we check

  • Ceilings below the roof
  • Insulated roof spaces
  • Commercial roofs
  • Pitched roof slopes
  • Flat roofs
  • Loft conversions

The survey, step by step

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes roughly 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. Somewhere as small as Standen, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. You tell us about the roof and any damp, leaks or cold rooms.
  2. The weather and surface conditions are recorded.
  3. A full inspection and thermal imaging are carried out together.
  4. Moisture readings are used to check what the camera shows.
  5. The Premium report reaches you the same day, and we go through it with you in person.

How to prepare

  • Leave a clear route to the loft
  • Note where any stains or damp appear
  • Dig out any old roof reports or invoices

Your questions about thermal roof surveys in Standen

Does a conservation area affect roof work in Standen?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is drone flying allowed in Standen?

That depends on where the roof is and on the weather. Headcorn Aerodrome is about 2 miles away, so we check the Drone Safety Map for restrictions before any flight. A small drone can’t fly safely in high wind or heavy rain, and the rest of the survey does not depend on the drone.

Do you carry out surveys on Saturdays and Sundays?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.

Can you give me structural calculations?

No. We’re experienced roof surveyors, and visible signs like sagging are noted, but we don’t provide calculations or an engineer’s opinion. The report will say if you need an engineer.

What happens after the survey?

The report comes by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

Can you use a thermal camera on a sloping roof?

On pitched roofs, the camera can point to heat loss and some damp patterns. Our report is clear about what can be read from them, and back them up with a visual inspection and moisture readings.

Will you walk on the roof?

Not unless it is safe. Safe viewpoints, the loft space and a drone where it applies cover most of what’s needed, and anything out of sight is recorded in the report.

Practical tips

These tips come from what we see on roofs every week, before and after a survey:

  • Use the report as a baseline for later checks
  • Photograph damp patches with the date
  • Do not switch the heating off ahead of the visit
  • Keep a record of when stains appear

If the images suggest moisture that can’t be confirmed, we will say what would help next, such as electronic leak detection or opening up a small area.

Deal with small splits and lifted seams promptly. Water that gets under a covering can spread a long way before it shows.
