Stede Quarter Gutter Survey
A careful look at the gutter at your property in Stede Quarter, and put it all in a written report with photos.
- Gutters overflowing in heavy rain
- Sagging gutters and loose brackets
- Leaking or loose downpipes
Do you need a gutter survey in Stede Quarter?
Valley, parapet and box gutters are frequently lined with lead or a sheet material. When a lining splits or an outlet blocks, the water can come inside, because there’s no outer edge for it to spill over. Lead is also a target for theft.
Common reasons to book include:
- Hoppers and outlets full of debris
- Gutters full of debris and silt
- Cracked or loose downpipes
- Overflowing valley or parapet gutters
For landlords with property near Headcorn station, a roof report helps you deal with small faults before they turn into a call from a tenant.
Choosing a roof surveyor
- Whether the loft space is looked at, where there is one
- Their insurance cover
- Is there a chance to talk the report through?
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
How a gutter survey works in Stede Quarter
Gutters carry rain off the roof and away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t, frequently down the brickwork or into the building. Our survey looks at the whole rainwater system above ground, including gutters, valleys, outlets, hoppers and downpipes. You get a report with photos. We survey outlets and hoppers, downpipes and valley gutters, and people most often book us about overflowing eaves gutters and sagging gutters and loose brackets.
Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.
Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What a gutter survey looks like in Stede Quarter
Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, before anyone quotes for re-roofing. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.
If you live near a park such as Wattle Wood, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall.

Questions from Stede Quarter
How do I find out if my home in Stede Quarter is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
I let a flat near Headcorn station. Can you check the roof?
Yes, that’s a common request. We just need to know who will give access, and the report can go straight to you or your agent.
What will the report tell me?
You get our findings in writing, part by part, with photos, and ends with what we recommend. The most urgent items are made clear.
Do you survey underground drains?
No. We check above-ground rainwater only, from the gutters to the bottom of the downpipes. If a drain below ground looks like the cause, the report says so.
What’s the best way to book?
It is easiest to phone 07833 053749 or drop us an email. Let us know the address and a little about the roof. We survey on weekdays and at weekends.
Can you give me structural calculations?
No. We note visible signs such as sagging or deflection, but we are not structural engineers and do not carry out calculations. Where an engineer is needed, we say so in the report.
Does the season matter for a gutter survey?
There’s no wrong time. If water is already spilling over, book sooner rather than later as overflowing water can damage walls.

What happens on the day
We will ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes an hour or two for a house, with bigger or more complicated roofs taking longer. Rural addresses near Stede Quarter can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.
- We agree which parts of the building you’re most worried about.
- We look along each run for debris, sagging and drips.
- We check the outlets, hoppers, downpipes and any overflows.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- You get photos and written recommendations, prioritised where relevant.

What you can safely check yourself
Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.
Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
What happens if roof problems are left?
Climbing a ladder to look in the gutters yourself is risky. From ground level you can spot drips and overflows, but valleys, parapets and box gutters are hard to see. Our survey covers whatever is safely visible and records it with photos. For an older or listed building in a place like Stede Quarter, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.
Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.

Helping us price your survey
A little information up front helps. It helps to include:
- Why you want a survey: buying, a leak, a storm or new work
- Any stains, drips or damp patches you’ve seen indoors
- What kind of property and roof it is
- Your timetable, such as an exchange date
If you are buying, it is useful to book soon after your offer is accepted, so there’s time to use the report before exchange. Otherwise, simply call 07833 053749 or send us an email whenever suits you.
What this survey cannot tell you
Some things cannot be seen without opening up the roof, and that sets some limits:
- Gutters out of sight from every safe vantage point
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
- Rot or damp concealed behind fascias or inside walls
If in doubt, ring 07833 053749 or drop us an email and we’ll suggest the right survey. What a survey covers and doesn’t.
