Need a pre-purchase roof survey in Hareplain?

What you can safely check yourself

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry.

Pre-purchase roof surveys for homes and businesses in Hareplain

Buyers in Hareplain and right across London and the South East use our pre-purchase roof survey. From terraced and semi-detached homes to detached houses and flats, the roof gets the same careful look. We tell you what’s sound, what needs attention and how urgent it is. We’re insured for professional indemnity and public liability, with more than 20 years’ experience behind us. To arrange a survey, ring 07833 053749 or use the contact form. We are often asked to look into blistered or split felt on a flat roof and slipped or missing slates and tiles, on flat-roofed extensions and dormers, lead flashings and valleys and gutters and downpipes.

Older buildings in small places like Hareplain may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you are buying or signing off new roofing, it is worth knowing where you stand, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

Nothing in the report is left vague: if work is needed, the report says so clearly.

How the survey changes by roof type

Natural slate

On a slate roof, the underlay may be old bitumen felt, or there may be none at all on very old roofs. Where we can see it from the loft, we say what condition it’s in.

Clay and concrete tiles

Many post-war houses have concrete interlocking tiles. They wear slowly, but surfaces erode and edges crack.

Rented homes, blocks and businesses

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Larger roofs take longer.

Prices for pre-purchase roof surveys in Hareplain

To price your survey, we check:

  • The size of the roof
  • The use of thermal imaging or a drone
  • Features like valleys, chimneys, dormers and parapets
  • How tall the building is and how easy the roof is to see

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Pre-purchase roof survey starts from £150, including VAT.

What we need to know

There’s no need for technical words. Just let us know:

  • Your postcode, so we can check access and travel
  • Your timetable, like an exchange date
  • Whether there is a loft hatch, a shared roof or tricky access
  • Pictures of the roof from a safe spot, if you have them

Once you know what you need, ring 07833 053749 or drop us an email. We’ll suggest a package, agree the price and find a date, weekday or weekend.

Before and after the survey

Most of what helps is simple and safe from ground level. A few suggestions:

  • Ask when the roof was last worked on
  • Ask who repairs the roof under the lease
  • Tell us your exchange date when booking
  • Share the report with your solicitor

Your report arrives by email, with photographs of what we found. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Findings are set out in plain English, with recommendations prioritised by urgency where relevant.

Don’t block the vents at the eaves. Condensation in a roof space can look like a leak and can damage timbers over time. Avoid packing insulation into the eaves so tightly that air can’t flow.

Hareplain homes and their roofs

Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

Around Hareplain, as everywhere, small roof faults are simplest to sort before they let water in. If you let a flat or house near Headcorn station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Your questions about pre-purchase roof surveys in Hareplain

Is drone flying allowed in Hareplain?

Normally it comes down to two things: the airspace at the address and the weather. Headcorn Aerodrome is about 3 miles away, so we check the Drone Safety Map for restrictions before any flight. Strong wind or a downpour also stops a small drone flying, and the rest of the survey does not depend on the drone.

Will you come out to Hareplain?

Yes, Hareplain is covered. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.

What insurance do you have?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

When will the report arrive?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. We send it by email, with photos.

How many surveys have you done?

We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs, with 98% customer satisfaction.

Do you inspect the roof from on top?

Only where it’s safe. Many roofs can be seen well from windows, vantage points and the loft.

How long does the survey visit take?

On site, it usually takes about 1–2 hours for most houses, while a commercial roof takes nearer three to four hours. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

How it works

After the inspection, everything we found is written up in a report with photos, emailed to you. On timing, most surveys take roughly 1–2 hours at a typical home, or half a day or so for a commercial building. For a village or hamlet like Hareplain, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.

  1. You choose a Basic, Standard or Premium Survey to suit the home you are buying.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Standard and Premium surveys add the extra checks they include.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Preparing for the visit

  • Find any records of previous roof work
  • Buyers: confirm access with the estate agent or seller
  • Have keys ready for side gates, garages or roof access doors

Getting a price

A quick phone call is usually the easiest start: phone 07833 053749 or drop us an email, and we’ll ask about the building and what you need. You’ll have a price before anything is arranged.
