Landlord roof surveys near Hareplain

About our landlord roof survey in Hareplain

Getting into every part of a building takes planning. We may need to get into the roof space and some or all of the flats and residents will need to be told in advance. You or your agent arrange access, and we confirm what we need when you book. Any part we couldn’t reach is noted in the report. If you are worried about gutters overflowing onto walls and missing or loose roof coverings, a survey will tell you what’s going on.

Somewhere as small as Hareplain, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is typically the chimneys and lead flashings that need work first.

Findings are set out part by part, from the main slopes down to the gutters and outlets, each with a short note and a photo. It records what’s sound as well as what is not.

What affects the price in Hareplain

Not every roof costs the same to survey, for these reasons:

  • The number of roofs, including extensions and garages
  • Features like valleys, chimneys, dormers and parapets
  • If the survey needs thermal imaging or a drone
  • The size of the roof

The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 inc. VAT. We will tell you which package suits the questions you have.

What we need to know

Here’s what helps us most when you get in touch:

  • Where water is showing inside, if it is
  • Where the property is, with the postcode
  • Photos of the roof, taken safely from ground level or a window
  • The reason for the survey, such as buying, a leak or storm damage

Buyers should book once an offer has been accepted, so there is time to use the report before exchange. Otherwise, simply phone 07833 053749 or use the contact form whenever suits you.

Roof by roof

Flat roofs on blocks and rear additions

Felt flat roofs frequently need replacing after around 15–20 years, so knowing roughly how old the roof is helps.

Party-wall upstands and parapets

We inspect the parts of a shared roof we can access and note what couldn’t be seen.

Hareplain questions

I let a flat near Headcorn station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just ring 07833 053749 or send us an email with the details.

Will you come out to Hareplain?

Yes. Hareplain is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Just mention lanes, gates or anything else about the route when booking.

Will you walk on the roof?

Not always. Safety comes first, and fragile or steep roofs cannot always be walked on. We use safe viewpoints, the loft space and a drone where applicable.

Are you insured?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.

Do you use drones?

Yes, where applicable and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where it applies, the Premium Survey.

How long have you been surveying roofs?

We’ve completed more than 5,000 surveys, over more than 20 years.

The survey, step by step

We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. Most surveys take about one to two hours at a typical home, with bigger or more complicated roofs taking longer. Cottages and farmhouses around Hareplain often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. You tell us about the building, its roofs and any known leaks.
  2. We confirm the access we’ll need.
  3. The roofs are inspected from ground level, vantage points, the roof space and the roof where safe.
  4. The report records areas we couldn’t access.
  5. Findings and recommendations are set out with photos.

Preparing for the visit

  • Have keys ready for side gates, garages or roof access doors
  • For flats, check roof access has been agreed
  • Keep pets in another room

Getting a price

Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can call 07833 053749 or drop us an email to find out.

Local roofs in Hareplain

Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned.

If you own a rental within reach of Headcorn station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Whatever the street in Hareplain, a roof costs least to look after when faults are caught early.

Checking the roof from ground level

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.

When you need someone else

Every survey has limits, and it is better to know them up front. Bear these in mind:

  • Responsibility under a lease
  • The structure in the way a structural engineer would assess it
  • Areas behind locked flats or blocked hatches

If in doubt, phone 07833 053749 or email us and we will suggest the right survey. What our survey covers.

What we check

  • Gutters and downpipes
  • Blocks of flats
  • Shared roofs
  • Converted houses
  • Rented houses
  • Flat roofs on blocks
