Landlord roof surveys in Three Chimneys

How a landlord roof survey works in Three Chimneys

Roofs on let houses and blocks of flats are easy to forget until something leaks. A condition survey lets you find problems before they become leaks so work can be planned, not rushed. You get a photo-illustrated written report to keep on file for the building. Many clients repeat the survey on a rolling basis to keep maintenance plans current. Common reasons to book are gaps where tiles or slates have slipped and leaks into upper flats, on flat roofs on blocks, rented houses and blocks of flats.

Older buildings in small places like Three Chimneys may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

The report is written in plain words, so you do not need to be a roofer to follow it. Each point is backed by a photograph where possible.

What happens on the day

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes roughly 1–2 hours for a single let house, with blocks of flats taking longer. If you have questions on the day, just ask. Older rural homes like those around Three Chimneys can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. You arrange access to the loft and any flats we need.
  3. We inspect each roof as far as it can be seen safely.
  4. Every defect is photographed and its urgency noted where relevant.
  5. A written condition report follows to help you plan.

Before we arrive

  • Jot down any questions you want answered
  • Leave a clear route to the loft
  • Find any records of previous roof work

Advice

Landlords, agents and block managers in Three Chimneys

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, ring 07833 053749 or use the contact form with the addresses.

Tips from our surveys

Here are a few things we’d tell any owner:

  • Give residents notice before a survey
  • Act on high-priority defects quickly
  • Keep the loft hatch clear and reachable
  • Keep past survey reports with the building’s records

If anything in the report needs explaining, ask us. With the Standard Survey there’s a follow-up consultation, and Premium includes an in-person consultation.

Deal with the high-priority defects quickly and schedule the others. Small roof defects tend to grow.

Signs you need a landlord roof survey in Three Chimneys

Agents and freeholders have budgets to set. Planning is difficult without knowing the roof’s condition or when.

We are frequently asked to look at:

  • Failed flashings at walls and chimneys
  • Ceiling stains reported by tenants
  • Worn ridges, hips and verges
  • Damaged party-wall upstands or parapets

For any home in Three Chimneys, it’s the small, early fault that is cheapest to put right.

Choosing a roof surveyor

  • Whether the price includes VAT
  • How long the report takes to arrive
  • What follow-up you get after the report
  • Whether the loft is part of the inspection

What a good roof survey covers

DIY checks: what’s safe

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Three Chimneys: your questions answered

How do I find out if my home in Three Chimneys is listed?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Can a landlord with a rental near Headcorn station book a roof survey?

Yes, landlords and agents are among the people we work for. You can call 07833 053749 or drop us an email with the address and what you need.

Do you test for asbestos?

No. We do not sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

Can you survey at the weekend?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.

How long have you been surveying roofs?

We’ve completed more than 5,000 surveys, over more than 20 years.

Does this replace a RICS home survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Can we use the survey to plan a roof budget?

Yes. Recommendations are prioritised by urgency where relevant so you can plan spending. It doesn’t include repair cost estimates but it gives contractors a clear brief.

When you need someone else

No survey can tell you everything, and we’d rather be clear about that before booking. Keep these in mind:

  • Legal advice on leases or service charges
  • Asbestos testing of roof sheets or soffits
  • A full building survey of every part of the property

If you are not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer before booking. What a survey covers and doesn’t.

Three Chimneys homes and their roofs

Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first. Before planning roof work on an older home, find out whether it is listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

If you own a rental within reach of Headcorn station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
