If your home is older, it’s worth knowing whether it’s listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these.

Whatever the street in Three Chimneys, a roof costs least to look after when faults are caught early. Wherever the property is around Three Chimneys, the approach is the same: a careful look and a clear explanation.

About our thermal roof survey in Three Chimneys

On a flat roof, wet insulation holds heat longer than dry insulation. That means a wet area can show up as a different temperature from the rest of the roof. This can give an idea of how far water has travelled beneath the membrane, which is hard to judge by eye. Moisture readings are then used to check what the camera suggests. If you’ve noticed damp that repairs haven’t cured and cold spots on ceilings under the roof, we can find out what’s behind it, whatever the roof.

Some older homes in villages like Three Chimneys are listed or in a conservation area. A look by drone or thermal camera does not touch the roof, which suits a building where any change needs care, before anyone decides what work it needs. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.

Where we can’t see part of the roof, the report says so. You’ll know exactly what was inspected and what wasn’t.

Useful tips for Three Chimneys property owners

You don’t need to be a roofer to help. What helps most:

  • Keep the report to compare against after any repair
  • Clear leaves from outlets and gutters each autumn
  • Talk to us about the weather when booking
  • Keep the heating on as usual before a heat loss survey

If you’re buying, the report gives you specific points to raise with the seller or agent. What you do with it is up to you, whether that is asking for work or discussing the price.

Clear outlets and gutters regularly, so water doesn’t sit on the roof. The less water sits, the less can find its way beneath.

What we look for on each type of roof

GRP fibreglass roofs

Water can get through cracked GRP into the deck. We combine a visual check of cracks with the thermal images around them.

Loft insulation

Loft insulation is easily disturbed when people store things or run cables. The camera can show where it no longer covers the ceiling.

Questions from Three Chimneys

Is my home in Three Chimneys listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Is drone flying allowed in Three Chimneys?

The answer turns on the exact location and the conditions on the day. Three Chimneys is about 3 miles from Headcorn Aerodrome, so the Drone Safety Map is checked for restrictions around it before we fly. A small drone cannot fly safely in high wind or heavy rain.

How fast do I get the report?

It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.

Are you structural engineers?

No. We note visible signs like sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.

Can you do a thermal survey in any weather?

Conditions on the day affect the results. It works best after a sunny day, with a dry roof surface and little wind. Rain, wind and heavy cloud can weaken the patterns, so we talk through the forecast as you book.

How do I book a survey in Three Chimneys?

To book, ring 07833 053749 or use the contact form and let us know the address and what you need to know. We will confirm the price and agree a day with you.

Does thermal imaging detect leaks directly?

No, not on its own. It shows temperature, and wet materials often behave differently from dry ones. We confirm what it suggests with moisture readings.

What we do, step by step

It’s useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. The visit typically takes about one to two hours for a house; commercial roofs usually need 3–4 hours. Somewhere like Three Chimneys needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can safely be seen, inside and out.

  1. We start with the roof, its history and any signs of damp or heat loss.
  2. We check the conditions and note how they may affect the images.
  3. A full inspection and thermal imaging are carried out together.
  4. We back up the thermal patterns with moisture readings.
  5. The Premium report reaches you the same day, and we go through it with you in person.

Preparing for the visit

  • Let us know about parking near the property
  • Make sure the loft hatch can be reached
  • Point out any leaks or damp patches

Can I check my roof myself?

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

Why get it checked now?

Trapped water can harm decks, timbers and ceilings the longer it stays. Looking now, while the damage may still be limited, keeps more options open. In a small place like Three Chimneys, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Every price we give includes VAT, and the written report is part of the package. Thermal roof survey starts from £400, including VAT. Where your roof sits in the range depends on its size, height and access.

What this survey cannot tell you

No survey can tell you everything, and we’d rather be clear about that before you book. Keep these in mind:

  • A formal energy assessment
  • Hidden layers that need to be opened up to check
  • Structural calculations, which need a structural engineer
