Roofs, chimneys and gutters in Hareplain

England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Whatever the street in Hareplain, a roof costs least to look after when faults are caught early. If you let a flat or house near Headcorn station, the gap between tenancies is a good time to have the roof looked at.

Chimney survey in Hareplain

For buyers, a chimney survey before exchange can flag work you may want to raise. Cracked flaunching, failed flashings and worn pointing are common findings on older stacks. Our report gives you specific points to raise with the seller or agent. It works alongside a RICS home survey, not instead of one. Common reasons to book are worn or missing pointing and damp patches on chimney breasts, across chimney pots and cowls, chimney breasts and brick chimney stacks.

Somewhere as small as Hareplain, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.

Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that’s said too.

Prices for chimney surveys in Hareplain

When we price a survey, we consider:

  • Which survey package you book
  • How complicated the roof is, with its valleys, chimneys and parapets
  • How tall the building is and how easy the roof is to see
  • Extra roofs, like extensions, dormers or garages

All our prices include VAT. Prices start from £150, including VAT. We confirm the price for your roof before booking.

Booking your survey

You don’t need to know any roofing terms. It’s enough to tell us:

  • Access details, like a loft hatch or a shared roof
  • Photos of the roof, taken safely from ground level or a window
  • The type of building and roof, such as pitched or flat
  • Dates you are working to, such as exchange

If you have photos of the roof, send them over. Take them safely from the ground or a window, and please don’t climb up for a closer look. To get started, phone 07833 053749 or drop us an email.

Practical tips

These tips come from what we see on roofs every week:

  • Never climb onto the roof to look at a chimney
  • Remove aerials or dishes from the stack if they’re no longer needed
  • Ask for ventilated caps on redundant stacks
  • Use the report as a baseline for future checks

If the stack is shared, you can pass the report to your neighbour. The photos show the problem and which side it’s on, as far as we could see.

Look at your chimneys from ground level now and then, particularly after strong winds. Binoculars help you spot loose pots, missing mortar or lifted flashings.

Why get it checked now?

A loose pot or brick can fall from height. A survey picks them out so they can be made safe by a suitable contractor. For older village homes like those around Hareplain, the right replacement materials aren’t always easy to find quickly. Spotting a problem early leaves room to find them.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.

Checking the roof from ground level

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

What a chimney survey does not cover

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Whether a gas appliance or its flue is safe
  • The inside of the flue, which needs a sweep or flue specialist
  • What’s inside the brickwork or behind render, without opening up

If in doubt, phone 07833 053749 or drop us an email and we will point you to the right survey before you book. The full list of what we check.

Common questions in Hareplain

Is Hareplain within the area you cover?

Yes. Hareplain is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

I let a flat near Headcorn station. Can you check the roof?

Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Can you give me structural calculations?

No. We point out what can be seen, such as sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.

Do you test for asbestos?

No. We do not carry out asbestos surveys or testing. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.

Is this a RICS survey?

No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

Do you need to go on the roof to check the chimney?

We look from ground level, from windows and from the loft where it’s safe. A drone inspection is part of the Premium Survey where applicable. Any area we couldn’t view is noted.

The survey, step by step

The visit has one job: to look at the chimney stack as closely as is safe and record what we find. Notes and photographs go into the written report. The visit normally takes about one to two hours at a typical home; commercial roofs usually need 3–4 hours. Somewhere like Hareplain needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. You let us know whether any stacks are shared, unused or leaning.
  2. We check the roof around each stack, including the flashings.
  3. We look at the flaunching and pots on every stack.
  4. Any lean, spalling or worn pointing is recorded.
  5. You receive a written report setting out what needs attention first.

Getting ready for the survey

  • Make a note of anything you’d like us to look at
  • For flats, check roof access has been agreed
  • Move anything stored under the loft hatch
